Sorry on the deal falling through. As other members have stated there will be other opportunities and as long as you keep doing your homework you will be able to to take advantage of them. Sounds like the seller was trying to hook the big one (you).

He wanted to retain the right of first refusal to purchase it back if we decided to sell, AT THE SAME PRICE we paid him for it. Basically, if it increased in value and we decided to sell, we would have to offer to sell to him for no profit. He did not want a time limit on this option.

That is insane! I've never heard of something like that.
