Tennessee has a state sales tax rate of 7% and allow up to an additional 2.75% for local sales taxes. According to tax-rates.org the median property tax rate is .68 per $1000 property valuation.

The last 5 years or so here in NC the legislature has made a push to lower the sales tax rate to 4.75% with local entities charging up to an additional 2.75%. I think the average sales tax rate is around 7%. Income is taxed at 5.75%. Some of my friends that have moved here from northern states really enjoy the climate and much lower real estate taxes.

NC is not the lowest cost state to live in tax wise but continues to grow in population from retirees. Cost, climate, and health care all play into the equation.

I HATE sales taxes! Growing up in Alberta, up until 1991 we had no sales taxes of ANY kind. And the Alberta income tax rate was the lowest of all 10 provinces. Then along came the stupid Mulroney federal government in Ottawa, and they imposed a 7% General Sales Tax (GST) for the whole country. Later governments paired it down to 5%, but I still hate the GST! (Fortunately, the Multoney government got their well deserved punishment: when they were later turfed out of office, they were left with only two seats in the House of Commons - LOL!)

And now, living here in Ontario, the Ontario government adds another 8%, for a total of 13%. That means when you buy a $20,000 tractor you have to flush $2600 additionally in sales taxes down the toilet.

The GST was affectionately known as the "grab and squeeze tax". It operates as a value added tax common in Europe. I think Denmark is >20%.

Wow, cheap! The proprty tax rate in Toronto is 10 times that.

Seven U.S. states do not levy state income tax: Alaska, Florida, Nevada, South Dakota, Texas, Washington and Wyoming.

Tennessee makes Eight.

I looked at the Cookville and Crossville, TN areas using United Country. Then, KY United Country realtors started sending me listings. I ended up in KY because to me, the prices were better. Perhaps it's me because I don't put on "airs" but I have been treated very well in the nine plus years I have been here.

I do agree with renting or perhaps working out of an RV while exploring any area.

Search United Country for real estate. Many areas in the Ozarks of Missouri and Arkansas. I would rather have your dry air than the Midwest humidity

Look at the property on ZILLOW at Green Ford Rd Monticello KY 42633. I know the seller. It can be purchases for 66% of that price if the terms are right.
