Sounds like to me a couple of people on here just dont like manufactured housing. (TRAILERS) I own a manufactured home on my 4 acres. my wife and I designed the layout, colors, windows, carpet, floors etc. Its sits on a pier and beam foundation and is considered a permanent structure. 2400sf for 80,000.00, we like that alot. I bet the setup people tried to cut corners and take the easy way out by tossing everything into the woods. And there was times that during construction my wife and I wasnt available to go out and check the property, we did try to make 2 trips per month out, but sometimes we made only one. I would make it a point to find out who did this and get it corrected before I up and sell or start calling police. Go out one weekend and just ask, interduce yourself, let them know thats your property and you plan on building also. Everything might just work out perfect and you become good neighbors or at least some one you can tolerate for years to come. Then they might just be a@#h*?^'s that you come across any where you go. I sure wouldnt build fortress fences and junking my place up with razor wire just because of neighbors. Do the normal things and then if things get out of control call the sheriff. As far as set backs off property lines go they are all different. I also have some lake property in texas and the set backs are 5' on sidelines and 10' on backline and front. Where I live now there is none, just stay out of utility easements only. I have lived in houses on 0 lot lines and houses with 5' & 10' setbacks. You might even see the neighbors one day and them tell you sorry for the mess, but we will take care of it. Hope it goes well, I had some problems to but have worked it out, so far, knock on wood!

My opinion was not expressed towards people living in trailers, if it was taken as such. Just some people, no matter what they may live in, take it upon themselves to make the most of their property to the detriment of their neighbors.

I'm sorry if my Trailer Trash wording sounded offensive. It is in no way pertaining to everyone that lives in a trailer or Manufactured Modular Home. It is directly related to the people that live in a trailer and trash other peoples property and their own. That is my idea of trailer trash. I worked with a few people that lived in trailer parks because they could not afford to own a home. The trailers gave them the chance to save money to buy a houses eventually. I also knew a couple that had a really nice double wide that would knock your socks off. They were custom built and had to cost them a fortune. They even put a standard house roof over it to make attic space. If I recall correctly the place was 60' x 24'.

I personally have no issues with trailors. I think they are a good choice for a lot of needs. 2,400 sq ft for $80,000 everything brand spanking new, yup I see value in that.

JimR, 1st - I symphathize with your neighbor situation.
2nd - I lived in a mobile home when first out of the service and a couple of years of marrige. It was in a park with stiff rules, big lots, nice neighbors. 36 years later I have 2 houses assessed at almost $500K & I'm just a blue collar working stiff paying almost $150 per week in property taxes. I tell young people that everybody should live in a mobile home & have an 8 car garage. That's to have room for toys & beat the tax man. One question -how do use "trailer trash" in a sentance as a compliment? LOL

I must have missed something here. My use of the words trailer trash are not for all people living in trailers. I think I mentioned it quite well as to the people this saying is for. I'll re-phrase it again. It pertains to slobs that have no respect for others and the property of others period. Sorry if you misunderstood my use of these words.

Bad neighbors, slobs, pigs, trash and any other term has nothing to do with what they live in or their income. It's a mentality that defines what and who they are.

One of the very richest business men here in my area, who is also one of the biggest employers, is famous for being a slob. He's got land all over the area that is little more than trash dumps for him and his family to store their junk. He will spend tens of thousands on a trip to europe, but not spend five dollars to take a load of garbage to the dumps. It all ends up on one of his properties.

The neigbor in question on this thread could have a 5,000 square foot high end, top of the line, million dollar home, but since they choose to disregard boundries, cut down trees that weren't theirs and through garbage around tells me they are trash. Call them trailer trash or the scum of the earth, it all means the same.

Even if we give them the benifit of pretending they didn't know where the boundries were of their land. The proof of what type of neighbors is still evident in their actions to the land they thought was theirs. If they will do that to their land when thye first move in, what does the future hold?

They are bad neighbors and living next to them in all probablity means years of heartache.

Most of those homes pictured there had well kept yards and seem to be included because of their low economic value. Many of those trailers occupants are just trying to make ends meet keeping their families housed and fed. And some guy too cowardly to disclose his name thinks its funny to call them trailer trash. /forums/images/graemlins/mad.gif

That guy is paying www.bocacom.net at least $70 a month to host the site and $9 dollars a month to www.intergate.com for an anonymous email address. His little joke is costing him more per month then some of those families can afford to spend on their children's lunches. I can only guess he is extremely insecure and is suffering from one or more mental disorders and should seek professional psychiatric treatment.

Sorry for the rant, now back to tractors. I wonder if I could flip his car over with my FEL?

I got that site link about 3-4 years ago from a very active RV forum site. I think it is just someone's idea of humor and so did the Open Road RV site.

If you scroll to the bottom of the page the last paragraph there is the site owner's explanation of why he did the site.

I did read his explaination, but it doesn't match the pictures on his site. Most, not all, of them have clean yards, with no visible trash in the pictures.

Has anyone seen the show that's on either DIY network or HGTV called Assembly Required? Its all about manufactured homes. I've only seen one episode, but on that show they documented a family's experience of converting a stick-built plan to a modular plan in order to speed up the construction process. I wasn't watching intently and I know I missed some key facts, but I think they ended up with the equivalent of 2 double-wide units that they perched on 16 ft piers (to take full advantage of their waterfront property). They ended up with about 4200 sq ft of living area.

Now, the odd thing is that they were initially in such a rush to get in their home that they adopted the manufactured plans to suit their needs, then once the house was assembled, they immediately gutted the structure, changed the floorplan and upgraded all components. This process took an additional 7 months. Seems to me that they could have done a stick-built structure as fast and very likely cheaper than doing it this way.

In any event, this may be a show that interests some folks here.

well this is how it panned out, never was able to contact the owners as they are still currently living in Florida, haven't figured out if this is their retirement home or what, the weird thing is they purchased the 4 acres and the house that is right next to their property, but still put in this mobile home, I was really hoping the mobile was temporary until they built something, but I can almost guarantee that isn't the case, as they underpinned it in block and stucco all the way around, they also installed a prebuilt shed which they put right on the property line to make me even happier, still haven't talked w/ them or anyone on that matter, building code inspector said that as long as they were far enough off of the right away, then all disputes were civil matters, I did contact the builder and he was very nice about the matter, said he didn't know how the damage was done to the fence or where the trash came from but I don't believe that for a minute, he fixed the fence, put up new posts, and removed all of the trash so I dropped the matter, it seems they are far enough of the property line (20 ft which is the minimum), I was told by some friends in the county that more than likely I would lose the battle on the prebuilt shed as it is not technically on a permanent foundation (block instead of concrete pad), so there are no laws regarding this matter (wonderful), on another note, there was around $500 worth of scrap metal in the form of 3/4" stl. plate, lots of it on my property which I purchased almost a year ago, I had planned to haul this out for scrap to make a little cash when low and behold the previous owner assumes since it was his originally, then he could send his buddies out to collect it themselves, I called him on the matter to let him know that someone should have asked me about the metal and should have especially asked if they could enter the property to remove it beforehand (which they didn't), he thought there was nothing wrong w/ it and pretty much hung the phone up on the matter, I still haven't quite figured out how to deal w/ this diplomatically, the buddy who took the metal is another one of my great neighbors, it is an old way of thinking in my opinion on both of their parts (they are both probably in their late 60's to early 70's) I am not trying to offend anyone w/ this statement just saying that in their younger days in this area they probably would have seen nothing wrong w/ this, but I really don't think it is being very respectful, am I wrong on this???, thanks guys for letting me vent

Seems to me the plates had become your property, since the original owner had abandoned them. The fact that others went onto your place and took them and nobody seems to think that was wrong says a lot about the neighborhood.
