So far no lookers at $649k... he paid 400k and gutted the place to the studs... striped the roof, new windows, stucco, etc... place has never looked so good but it is not even a 1000 square feet and 649k when in 2009-12 it would have sold for 80-100k tops...

The only deed restrictions in this 1922 sub-division is a prohibition to those of the Mongoloid Race and keeping of Livestock... both of which have been altered by prevailing law... it is actually allowed to keep hens and of course all Race restriction's went away decades ago.

The only time I have ever incurred legal fees was on the next door home in question about 30 years ago when I was under contract to buy it and the seller backed out... spent about 2k on legal, appraisal, inspections with nothing to show for it...

He "striped" the roof?
Wonder why he would do that?
Must look strange.

Darn auto-correct...

Several layers of tar and gravel removed to reveal the 1922 roof decking... curbs cut away, new low slope comp room with double coverage felt and gutters...

As far as price goes, you never know. People pay what I consider ridiculous prices for homes these days. Supply and demand rules.

True. However, I was referring to ultrarunner's comment about the 649k price tag for a less than 1000 square foot house on a lot. :eek:

my feelings exactly, compared to the midwest ,what poeple pay on the left coast for homes and property is stupid.its why there are so many homeless out there.

I know. But take that car comment and extrapolate down to what I paid for my 1,100 SqFt on five acres. Granted, I didn't strip it to the studs and have pros rebuild the whole thing, but it looks a whole bunch different than when I started. I have no idea what it would sell for and I probably never will. Nor do I really care.

And it's not just the west coast. Try that same comparison in parts of Maryland, Connecticut or Florida.

No,the reason there are so many homeless is the weather and, of course, the loony politicians. The weather is also the reason so many of us older, responsible ,people are still here supporting the homeless and looney pols. with the "Sunshine Tax" we pay.

The irony is this is one of many neighborhoods hit hard by foreclosures 2009-12.

I can point to a home on this block that sold for 80k in 1987 and sold for 510k in 2007 and then 100k as a foreclosure in 2009.

In 20 years it went up more than 6 fold and then crashed... as if the 20 years never happened and it had a new kitchen, roof, bath, etc...

That 100k home in 2009 is now 700k in 2019 or a 7 fold increase in value... this is the kind of rollercoaster it is here.

I sold a home for 255k in 2005 and 18 months later it sold for 350k and 2 years later it sold for 70k...

Worthy of note these are not San Francisco homes or Silicon Valley... they are East Oakland and back when I was in school there were several abandoned homes I walked past to and from school... city sold them for $1 with the understanding you move in for 5 years... do 5k improvements... like roof, paint, windows... would cover that and after 5 years the house was yours for $1...

The only other place I have seen similar is in Detroit Michigan when I visited years ago...

You just came out and said what I was hinting at.:laughing:

Dead trees have permit fee refunded if deemed natural causes by the city tree inspector... but you still pay first and then wait.

For those interested in what I have seen in this neighborhood...

I bought my 1922 home from the ORIGINAL owner in 1985.

Most of my neighbors had lived in their homes 50+ years... and they were all wonderful people with great stories...

Anyway... in 1980's as the original homeowners sold each new buyer was African American...

In the mid 90's the African Americans left for the suburbs and each new buyer was Asian... lots from Cambodia, Vietnam, Laotian, etc...

In the mid 2000's these Asian families left for New Homes communities and each new buyer paying top prices were Spanish Speaking families with no money and no doc variable rate loans...

It was the recent Spanish Speaking families that bailed and flooded the foreclosure market... I think 6 just on my block went foreclosure.

Now, over the last 5 years, there has been nothing but young professionals buying up the homes... most fled San Francisco and these new owners are White or Mixed Race couples or LGBT...

There you have it in a microcosm over 30 years of one neighborhood in Oakland...

As a side note the African American population has fallen by half and continues to fall... and this has caused concerns amount city leaders...
