Chris - that garage sure looks great. I see you used attic trusses rather than clear span I-Joists. I've been pricing a 24'x32' garage and, like you, want to use the 2nd floor. In my case, I-Joists add about $2k but leave the entire 2nd fl open and garage post free. I'm already choking on the quote but, considering the total expense, will probably do it. on the heater......natural gas or propane? how many BTU's?

I wonder if the poster didn't mean "air entrained"? Air entraining is basically mixing in some soap to make small bubbles of air stay in suspension in the concrete, so the finished cured product will have air spaces. This is usually specified in outdoor concrete. Air entrained concrete is more resiliant and forgiving than non-entrained, so it holds up better out doors, especially where there is frost.

Hi All,

The Heater is a Modine Hot Dawg 50,000 BTU Natural Gas. The floor was poured this week and came out great. A pic of the unfinished landing leading to the loft. You can see the piping stubbed thru for the splash sink.

Chris,

Nice job! I'm getting ready to build similar, plans should be stamped next week. I'm attaching to a two story house, garage will be 25'x36', second floor will extend out 14' over the garage with a 4' overhang for a 14'x29' finished second story. I'm just across the Sacandaga from you in Fulton Co., who did you get as a contractor and were you happy with the price? Feel free to PM me with any advice, details, or warnings. I can't wait to get this started, hopefully will be able to find a contractor who can get to it before fall.
