I should add that cutting off the small saplings can puncture your tires and make raking difficult too. I really think it will cost you about the same money if you do it yourself with your tractor (factoring in the wear and tear) or hire it out to a small/medium sized dozer. The dozer will save you a lot of time and frustration.

This makes me think of the brush grubber line from NT...
Brush Grubber from Northern Tool + Equipment

The one I have works amazingly well...

You can be selective with what you want to remove but man that is time consuming though.
Having a "ground man" makes a big difference...

You wouldn't need a real big excavator with a thumb to clean that up. A good operator on an excavator could make make real nice burn piles as he went along. They used excavators with thumbs to clean up after a big forest fire that went through my property. I didn't need any piles and they didn't do much clean up on my land but they did a real nice job at a my neighbors. Sometimes it's better to just hire some jobs out. Working in bush is a PIA and you have to really watch out cause tree's are unpredictable.

You would be better off pulling the stuff out instead of cutting it off like I suggested earlier. If you pull it out you will get the root and it will be less likely to grow back.

You're not gonna find any one attachment to do it all, so you might as well start with one that will always be useful even after all the work is done. In that case, I'd recommend the Piranha Tooth Bar.

I'm biased because I have one. But some of that stuff in your pics is too big for your tractor and a toothbar (or ratchet rake) to handle. I think you'll find your tractor spinning its tires pushing on a lot of that stuff.

I think you need to find a way to get BOTH the PTB and the ratchet rake. You can take some of it down with the PTB, and rake it out with the RR. The bigger stuff will have to be cut with a chainsaw or pole pruner, and you can drag it out with the RR.

Seconded on the PTD, we use it for brush clearing regularly.

You can also really rake with the PTB- It just takes a little practice.

PS: I am biased because of how well mine works...

Throwing in a "third" on the the Piranha, I can't say enough good things about the one I just put on my little BX, it's phenomenal! I'm thinking about inquiring about a 6 footer for our Ford/NH 3930 loader. The PTB and a good length of chain to pull out the stumps the PTB can't handle should suit you fine. Just remember to not leave the stumps too short, leverage will work in your favor

I am with jenkinph at #8 and 9. You cannot be certain what might be just underground as well as what you can see. New tires or even a small tree coming down on you is worse than paying for a small dozer. I accept you do not get a new piece of equipment out of it - but would you need that particular piece of equipment again?

So I can afford one attachment right now (building a house, funds limited) and would like to clear some brush/trees/weeds/logs/debris etc. What one attachment will help me the most in this aspect? I know one attachment won't be able to do it all, but which will be most beneficial? I have a lot of nice big trees I would like to save before all the undergrowth kills them which is happening now. It has not been maintained I don't think ever.

Piranha bar
ratchet rake
landscape rake
rear blade

I'd like to add brush hog to the list but that is pushing the budget right now.

I do have a chain saw and clearing saw that can get the big stuff, so looking to get all the scrub buckthorn crap.

I think I am between the piranha and ratchet rake. I like how with the ratchet rake I can drive into it and lower bucket and drag stuff out. I like with pirahna I can drive over it and slice it off and also still be able to dig stuff with the tooth bar. The landscape rake would be nice to drag out stuff already down but won't help much in clearing. The rear blade is I guess useless but would be nice to even stuff out after. Attached are some pics of what I have going on. I'd say about 2 acres worth. Last pic is my helper :)

Just as an idea, are you young enough to work by hand? If so consider a Stihl Brushcutter. I've got a FS360, and it works just like this FS490 in the video below. It uses a harness to take the 18 pound weight and is awesome at cutting anything 3" and under on a horizontal plane and completely sucks cutting on any other angle (trimming branches is a PITA). As the video shows, most things you just touch and they are cut. In heavy stuff, you spend more time grabbing a falling down the things you cut, but if time is spent in one area, you get a clearing.

Brush cutters do nothing to roots.
