In the city I had a 4 car garage that was 40X38. It worked, just barely. I did a lot of vehicle and other projects in there in 24 years.

Take your total amount of money you have to spend on the house plus garage. Spend 1/2 on each, if you can get away with it.

that might work for a parking shelter... but for a SHOP 30x30 is what you need to confortably fit 2 cars and work around them with plenty of bench/tool space up against the walls.

you can skimp some on the depth if your going wider.... 24x40 (3 car) say but remember large SUV's or pickups are going to be cramped if you have anything in front of them. (much less your 24' boat or camper or something else you want to work on)

parking structure you can sqeeze down to a double 16' door on a 22x22 building with an attached 18x30' shop space (breaks up the front of the building depth wise but notice its still roughly 40' long....) (ie "3 car" a single 8x8 or 8x10 door (on the shop) and a 16x7 parking space door. the ~8' jog in between the 2 is a great place for a man door and a window so you can walk into the "middle" of the garage.

others seperate the parking space and shop with a floor to celing wall with a roll up door (and man) door for heaing the shop but not the parking structure....

I used OSB in my shop and garage would never use sheet rock but I live in the country so no need to impress anyone.
The reason for me was OSB cost less and hard to knock a hole in it.

Something to think about on the whole drywall vs OSB debate...

Drywall is a pretty good fire retardant & may be required by code. OSB burns fast & hot. (Even the kind with a fire retardant mixed in...experience talking...)

I lost a garage to fire once. Since that time, I've drywalled every garage I've built.

What I like to do is screw OSB or plywood over the drywall. This gives me the benefits of both. More expensive, but worth doing.
Couldn't be any worse than paneling could it ?

Pretty much the same as paneling.

I truly hate sanding drywall. When I bought my last house, I gutted it & drywalled the entire interior, including basement. When I was done, I panelled a lot of it over the drywall. Not the cheap sawdust stuff you buy at Home Despot, The real thing. I could have got away with just the panel in a lot of areas, but drywalled anyhow just to help slow down fire in the unfortunate event something happens. You'd be amazed what a difference a little bit of non-flamable material can do.

Drywall mudding is an art, some peeps pick it up others don't. I've seen plenty of DIY'ers mud jobs and pitty them sanding it. If your good at spreading mud there ins't much sanding at all.

I've learned over the years to do the mud right. But, there's always SOME sanding involved. I REALLY hate sanding the stuff.

Plus, I like wood on the walls & ceilings. :D

Great thing about covering the drywall up with wood is that I never have to sand the seems at all that way.
