WOW!!! Thanks for all the great replies. One of my biggest concerns is that I don't know enough to sometimes even ask the right questions. The other is that I might overlook something that is obvious to others, but not to me. LOL

The covered sites are still on the maybe list. It's definately something that I can add down the road though!!!

One of the things I really want to avoid is differnet prices for the sites. I don't like that in places I've been and don't want to do it at my place. My dad keeps telling me that sites next to the lake should be premium sites, but I disagree. There view is negated by the increased traffic and noise. To me, it's not a great site to be next to the lake when that's where people will be at all the time.

Cell phones have pretty much eliminated the need for phone service at overnight sights. I can't find a single RV Park owner who would put them in or thinks it's needed anymore. My longterm sites will all have phone lines to them, but that's something the phone company will take care of.

Not sure if this fits into your long term plan, or if the local zoning would allow it, but maybe a service/repair operation. I've seen and repaired many brokedown RV rigs when I worked at a dealer just off the interstate.

Up near my entrance is an area that I'm clearing that will eventually have two or three buildings with ten bays 14 feet wide and 52 feet deep for RV parking. A person could park just about anything in there, but it would have to fit in that amount of space. What I'm debating on is whether to have a rollup door on the front or leave it open. Price is a big factor and it's something I can add later if I need it. Currently spaces like this rent for $110 a month.

I'm also putting in 3 or 4 storage buildings with 10x20 and 5x10 storage units. Nobody will be allowed to keep additional vehicles or trailers in front of there sites. Same thing with extra stuff. They will be allowed to put up a store bought storage shed at ther expense with a disposal deposit at there site, but only one. Same with building there own deck.

My layout is such that a person who is paying for storage can go dirctly to this area without having to go through the park. They can come in and leave very quickly and easily.

But one of my marketing ploys is to offer free dumping for everyone and anyone. With city sewage, I have this ability for very little expense. I think it will be something that people passing through will tell others about for hundreds of miles in either direction. Once they come into the park, they will see what's here and either stay the night, plan on coming back or tell somebody else about it.

Those renting storage will be able to dump there. I'm also going to sell propane and that is located in the same area. While dumping, they can get propane from the same spot. Then down the road to the storage area will be my RV coin operated car wash. I'm putting in two covered bays just for RV's. Then they can either turn into the storage area, or exit the park.

There is no zoneing rules here, no code either. I have a few rules that I have to follow with sewage and water, but that's from the water people. If I get lucky and have a guest who lives here that is a mechanic and he wants to provide this service, I'll recomend him if I feel he's good. If I don't think so, than he won't be allowed to work on my land. There are a few RV mechanics in town and when I open, I'll talk to them to find a good recomendation. I really don't want to get involved in repairs or anything that might come back to haunt me down the road.

My current best guess is to charge $30 a night per site. Weekly rates will be for six nights with the 7th for free. I'll give anybody a 10% discount for anything they have to offer. Good Sams, Military, Library Card, it doesn't matter, just ask. hahaha The going rate for Monthly sites is $300 with water, sewage and garbage included. I'm not allowed by law to make a profit on electricity, but I can be reimbursed for it, so those sites will have meters and pay for there share. I can sell cable TV and internet access, and will do so for a small profit. Phone service will be on the phone company and have nothing to do with me.

Cabins will be in the $65 to $75 range. I'm hopeing to have them full and make money that way, than trying to get as much as possible for each unit.

Tent camping will be in the $10 to $15 range.

I have no idea when I'll open. My plan is to get all the dirt work done for cash out of pocket, then when it's ready, I'll get the loan for the actual construction. When that happens, everything will be ready so construction goes quickly. Once I take out the loan, I'm under the gun to get open and start makeing a profit to pay off the loan. Right now I don't owe anybody anything so it's ok when something breaks down or takes longer to do than I planned on.

From my time working in a fish camp (kind of an RV park on the river) I would make the bathrooms, shower rooms etc, all tile or concrete, and have a big honking water hose / fire hose somewhere that I could literally hose everything down the very very oversized drain that I would put in there.

It never ceased to amaze me what folks would do in the bath houses that I had to go clean up.

Plenty of garbage cans.

Something I did at the motorcycle events I held, that was suggested too me by the landowner (an enthusiast) was when someone came in as they were signing in, they recieved a little map, etc, but they also recieved a garbage bag. I was amazed afterwards at what that small, simple cheap act saved me on cleanup after our events. Not sure it would apply in your situation, but it may.

Going to have fire rings at the sites?
Got a supply of wood to sale?
Tent or popup sites with grass only?

Stuff of the Kids...Keep the kids busy and having fun and they will make mom and dad come back year after year.
Pool or swiming in a clean lake with a scan beach?
playground?
basketball?
Swho silly kid type movies at night in the "clubhouse"
candybar bingo?

rent out things for the kids...like maybe paintball or somekind of strange 3 wheel bike that they will bug mom about wanting to ride.
Dog walks can't be a mile from the campers if you expect people to use them.

Two bays for RV car washes? I am positive, postive you have a reason and have this calcuated but I'm thnking 1 bay is enough to start with. If demand build a second. Perhaps wait and see the revenue first before building a second one.

Just throwing ideas out here (and usually mine come from my riding experiences) You can take one of those computer projectors and hook up those video games (like an X box) too it. Project it up on some white painted plywood set up like a stage.

In our crew they put on one of those MX games where the two riders are side by side and the crowd goes wild cheering them on.

Good cell phone coverage is nice, but you might not be able to do anything aobut that.

When we are RVing, something less frequent now that we have bought property, we always liked paved sites much better, and pull-thru sites were great. The closer to level the better, for all of us without automatic levelers. I always thought asphalt was just as good as concrete, although in the Texas summer that might not be true.

You could probably charge extra for paved sites.

A lot of people have satellite TV and some have satellite internet. This is not compatible with large trees and shade. Others like the shade trees, so some of both kinds of sites would be good.

One of the features we saw at a few parks was a place to wash RVs. They get dirty and most places won't let you wash them at your site. A special area for this, even if you charge for it, would be great.

Information about activities and points of interest in your area would be good.

An off-leash pet walking area, even if it is nothing more than a fenced area with gravel, would keep us coming back. Decide ahead of time if you will allow dogs to swim in your lake. DW and I used to camp frequently at a place along the Rogue River in Oregon, just because the dogs could swim in the river. We must have spent a month there while we were looking for property, making offers and such.

Well over half of all the RV people we met had pets of some sort or another, you have to decide ahead of time on the rules here. We always chose places where our dogs were welcome, but there were parks that didn't allow them, which we avoided.

Another interesting thing, which I saw at a few campgrounds was a clubhouse or lounge, with room to sit in the evening and a TV. I would personally avoid serving alcohol, but you could sell snacks and such, even from vending machines. Who knows, alcohol might be a great big profit center, worth the problems it can cause, but you have to decide and get the proper permits.

The internet option is still kind of up in the air. Of the RV Park owners I've talked to, none are happy with the wireless service. Lack of coverage in all areas, billing issues and lack of service once installed are all common complaints. I'm hoping that one company will start to stand out over the others. Another problem I have is that I really don't want to have guests paying for every littel thing. I'm a big fan of one price for everything.

The phone company said they can run a T1 or a subT1 line here that should handle everything better than WiFi can. It's pricey, but in the long run, might be the best choice.

Cable isn't availabel either, so I'm going to have to become a Cable provider like apartment complexes are. I pay for a block of channels and give it to my overnight guests and charge my long terms ones.

Level sites will be a must. There is no excuse for not making them flat and parks that have unlevel sites get allot of complaints about that. Blacktop doesn't hold up to the jacks. They just crumble. Concrete is the ideal surface, but it's pricey. Gravel is what I'll have to start with until I can afford concrete.

That's a good idea about local points of interest. How would you make that available? Store? Website? Brochure?

The pet issue is a hot one. I go to RV.Net : RV Accessories, Supplies, Classifieds, Insurance, Financing & More all the time and read the forums. Pets are very important to owners and are also a major complaint to non pen owners. Barking is the biggest complaint, so I'll have to stay on top of that. I'm unsure about the unleashed dog area. I have an area that I'm clearing for trails that will be good for dog walking. It's heavily wooded with lots of shade. If I do an unleashed area, I'll need to fence it. I'd also have to seperate big dogs from small dogs, which means two fenced areas. This seems like a big much for me, but I bet the dog owners would love it. I'm leaning towards a leash rule. All pets must be on a leash and under the owners control at all times. The poop propblem is also something that I'll have to deal with. Garbage cans with plastic bags for picking it up will have to be spread out also.

I hadn't considered allowing dogs to swim in the lake. My first thought is to not allow this. They would have to be off leash and it would just take one bad dog to cause other people trouble. I won't allow people to swim or play in the lake, so I think I'll do the same with pets.

There is way too much money to be made off RV'ers with pets to turn them away. All pets will be allowed, but they must be on a leash and not allowed to bark.

There will be three clubhouse/meeting rooms 24x24 as part of my laundromats and bathroom buildings. They will have TV's, kitchenets, sofa's and meeting tables. Guest will be able to reserve these rooms for meetings, or they will be open for anybody to use. I'm also working on a large building that I can split in half for large groups. I want to have a screen that will devide it for two groups, or open it up and allow one huge group. It's still in the thinking stage until I finish the pad and know how much space I have.

The land is in a "dry" county. If I aplied for a license, I could serve to "members" but it's comlicated. Seven miles away is the county line, so people can get there beer or whatever they want there. It's close enough that I'm not going to bother with it. Too many headaches that I'd just as soon avoid.
