Congrats on a good well and some nice views! Is that the grain shack in your first picture? It looks like a project worth taking on. I'm sure you could find a lot of uses for that structure.

Yes, that is the grain shed. The base and walls are in good shape, just the roof needs repair.

There are some horror stories for sure on dry wells. I am very grateful to have a good well.

I was considering being the "General" for the house building, but, we found a builder today that gave us a good per square foot price on building the home. The home designer we are using recommended him to us. We are going to meet him at the property in the morning and see what we think. I would rather sit back and let someone else stress about getting the contractors there.:laughing:

Yup, good idea to include a totally finished date, with a huge penalty clause, to make sure they don,t start a project, and leave you hanging, to get another one started.

Generally there's a "draw schedule" by the bank with the const. loan and they pay a pre determined amount for completed phases ie; foundation, under roof, mechanicals, drywall, etc. they will send someone out for these draw inspections. An individual without a const.loan could do the same thing.

No kidding;

Since I'll be paying cash for this house you can bet I will always pay for work that is done. Not almost done or done tomorrow or Friday, DONE! I played this game on the last house. So far the well driller knocked 10% of the bill for cash. :thumbsup:

As a former plumbing contractor/business owner our company always stuck to the price quoted unless the job was changed by the customer. I expect the same for anyone working on my house. They will know this upfront. I am going into this with the "glass half full". Hope it only gets fuller as the house progresses.

Thinking about this; it might be to my benefit to not let the building contractor know I'll being paying without a loan. I'll give this one some thought.

Standard contracting can withhold 10% of each progress or milestone payment until fully complete so there is good incentive to finish as the retention piles up. Don’t let the early payments be front end loaded or it will offset your goal. Some of these terms will scare off the bad contractors which is half the point. Around here you can barely get a contractor to quote work, things are so busy. So it is a balance.
