Five more feet in either direction and you could call it a country.

I'm planning a 35 x 45 using poured concrete and insulated concrete forms (ICF). It will be two story with one bay open to the top and the other bay with a second floor. Having it professionally engineered to withstand 300 MPH wind. I saw the tornado damage up north last spring (I live in Florida) and I expect a few gusts this hurricane season. Mine will also be flat roofed with a 4 foot parapet around it so I can mount solar cells and maybe a telescope up there.

I was thinking about ICF too. There is a local outfit in my area called Solarcrete, they make a superinsulated concrete building similar to ICF, but I am afraid it would be too expensive for the space I want.

Since I live in the village I was told a pole barn would not be allowed. Then if you are insulating you must have a foundation. So you can see how this is evolving.

Nice looking plans. Wish I could afford something like that - but even more I would shudder at the tax I would pay here in Illinois!

Not sure where you are located, but have you checked into the tax liability on the structure?

Just did some quick calculation which may or may not be correct.

If correct, it looks like you will need at least 106 yards of concrete to pour 6 inch on the inside. I presume you will also want pads outside.

As someone else said, consider PEX in the concrete (at least in your office space) for radiant heating

You will really enjoy this building

There is a lot of land for sale out there. The economy won't stink forever. My pa bought thius farm at the end of the depression looking forward to the future and having a family. God willing it works out somehow despite the hardship and saacrifice.

Not sure where you are located, but have you checked into the tax liability on the structure?

I am in Northern Illinois. I am tearing down my old garage and another two car garage on the property and I hope it's a wash on real estate taxes, but they find a way to stick it to you anyway.

I think we are going to finance the building and push the cost off into the future when times might be better.
