I am new to the forum. On the restriction issue. you may ck and see how many acres it does cover. I am a REALTOR and sold 60 acres. The owner family owned more land in the area and he was retaining some. The attorney that drew it up said if there were not more than 2/3rd of the homeowner agreed it did not matter. We ended up only selling the land to two differetn families. So there is no way for either one to enforce any thing any way if this attorney was correct. Any way you may ck into that and keep looking. I am in escrow myself on 36acres east of Taylor Tx which is northeast of Austin. So I am in the same boat looking for a tractor. the place we are buying is rough. It has wet weather creek that cuts the property in half about mid point and then another one that Ys into it from the back. Trees alon the creek. The front pasture also has a lot of water that comes across it. There is a small seep or creek that is about 3' wide and 1 1/2 deep which should give us plenty of water for a good size tank. Also good clay down about 10 ft so looking forward and hope I can get a tank in before we get some rain.

I am considering the Mandra 35 or the 40hp with 4x4 and FEL. I will not use it for the tank but will be doing a lot of dirt work with drive and cleaning out under the trees.


If that one does not work keep looking. If have not found Landsofamerica.com keep an eye out there.

Thanks, the title company screwed up so the restriction issue fixed itself.

Still shopping.... looking used though. Can't afford new. Probably can't afford used either..............:(

If not it will be niether for a few months. can not pay cash now for a used one and one dealer told me rates on a used one will be 9.5% for 48 months with 20% down. I think at that price for a slightly used 35hp with loader the payments will be lower on the new one.

Those numbers are scare tactics to get you to go for the 0% for "X" month deals on a new machine. Do you have Randolph Brooks Federal Credit Union up there in Austin? I know there is on in Buda. They have "Special Collateral Loans" with rates as low as 5.5% for tractors/horse trailers listed on their website. I haven't called and got the full details yet but one dealer was taken back by 5.5%. She was into her "Well, if you are looking at used be prepared to pay 9-11%" shpeal.... when I told her RBFCU's rates.

An educated shopper is the sales person's enemy! I hate pressure sales tactics and will walk out on their offer every time!

These guys offer a Bobcat CT230 on their website for $12,900 "cash price." Haven't call yet. They are 200 miles from me. May be closer to you though.

I will look them up and I will also ck with a credit union I have used for years back in San Angelo. The guy I am dealing with is about to loose me anyway. I will say I like having warranties and with cars typically go new cars so I tend to go with new vs a slightly used especially if not much difference in price. I have had bad luck with a few used trucks in the past. It is one thing if you can pay cash but when you are making payments for say 200 a month then say have a 2000 repair bill. Are better off with the new in my book. but if I can get a rate of 5.5% it gives me a lot more options. I need to go by the bobcat dealer. I have been impressed with the capacity and the wieght of the Mahindra 3535

Called today. I would qualify for 6.75% for... gulp 36 months. Thats kinda short! It would put an $8000 used tractor at $245/mo. Same as the 2816 @ 0% for 60 months. It's just 2 years less of payments.

Another option she gave me is refi-ing a vehicle with equity. Basically, you cash out equity in your car/truck and use the cash to buy a tractor. You just start over on your car payment and at a maxed out value.

I have $6600 value in my truck. It would increase my payment $80 a month on a 66 month note.

I would never do anything like that.

If some bad thing happens a year or two from now, you are going to need your truck a lot more than your tractor. You go to work in your truck, and even if you have to look for a new job, you can do that with your truck, which you can't do with your tractor.
