Update.....

So the 10ac's in question... we are in escrow on it now. Suposed to close on Aug 14th.

Well, the title company just sent me loads of documents yesterday. One of them was "restrictions." Now this property is about 15 miles outside of San Antonio mind you.... very nice rural area. Lots of horses, cattle, hay cutting etc....

According the the LEGAL restrictions... the BIG 3 that stuck out:
-NO "temporary" structors are to be used as permanent housing - My wife's aunt lives in a trailer park in her 34ft trailer we were going to move her out with us. (There are other tailers in the area).

-ONLY ONE "mature animal per real arce of land" - Are you kidding me! - there are properties all around with loads of cattle!

-NO COMMERCIAL busines to be conducted ON the property - So, no horse boarding or growing veggies/pumpkin patch etc....

I asked the realtors and the current owner if there are ANY restrictions before we even put n an offer. They all said no. They all say "Well, there is this down the road, or that over there." trying to justify that the restrictions are not enforced. If a neighbor doesn't like ME or what I am doing they have LEGAL ground to stop me.

All this tractor shopping may be for nothing.

I went into escrow on a 6 acre property that I found (from reading the mandated CA hazards report) laid half in the FEMA 100-year flood contour. Would have cost a bundle for a survey to find the exact contour and I still probably would have had to build my house on a 3-ft tall foundation. In CA you can cancel escrow by rejecting the hazards report, which is what I did. A week later my agent found a much better 10 acre parcel about 2 miles away and I jumped on that one.

Start looking 20-30 miles outside of town.
If you commute to your job in town, get a Prius or Ford Focus.

My wife and I agree. We are NOT buying that property with those restrictions on the deed.

The Realtors are scrambling!

Another update.

Well, not the first time a title company screwed something up for us...

They sent us the restrictions on the wrong property. The "correct" restrictions are much less. Though, still a problem.

The only restriction really is excplicitly saying that NO trailers or mobile homes are allowed to be lived in on the property at any time. Even during construction.

Will anyone ever have a problem? I doubt it. Is it possible the neighbors (I can only see one house from the property.) could? Yes! And I think that is why we probably won't go through with it.

Oooooo, the let down............

I realize a title company has a pretty complex, if not complicated, job to do, but I know you do need to check them closely. When I sold a house in 1977 to buy a new one, my existing mortgage contract had a prepayment penalty clause of 6 months interest unless the buyer refinanced with the same Savings & Loan Company. My buyer was refinancing with the same company, but the title company had a check already made out to me for my equity, etc. at the closing. They had not posted my last payment and they were charging me the 6 months interest. Of course, when I told them that just wasn't going to fly, they re-did everything right then to get it straight.

When I bought the 10 acres in Navarro County, they showed the back corner of the property being in a flood plain. Now it really didn't matter to me because that corner was an old pond that wouldn't hold water. However, if any rising water at all had gotten on that corner of my property, the house behind us would have had water at least 6' deep in it, and they weren't in a flood plain.

And when I sold that 10 acres in Navarro County, after the realtor, our buyers, and us all signed all the paperwork, then the lady at the title company said I'd have to come back the next day for my check; that they didn't have it prepared yet and the person who had to do that was already gone for the day, etc. So I went back the next day, as requested, and they said they still couldn't give me my check because they were off 3 cents and hadn't been able to find the error and they had to do that before they could pay me. I told her I'd give them the 3 cents, but I wanted my money so I didn't have to drive all the way in there again. She said they couldn't do that, and that's when I told her that I signed papers saying I'd been paid yesterday and now I was going to get paid, or they were going to give me ALL those papers with my signature immediately and we'd cancel the whole deal until we could find a competent title company. They got me a check pretty quick. I'm not sure who lost 3 cents on the deal, but I really don't care either.:D

Tractor doesn't really matter.

Property is NE Bexar county. Thing have smoothed out and moving right along.

I'm glad your problems smoothed over, When I shopped for property I tried to look for no restrictions butI still ended up with one, the only restriction is I can only have one pig. Good luck with your tractor shopping, I sat most of the same tractors at the same places before deciding that the GC2600 worked for me, it's small for getting around but still has the power I need although I'm not looking to move round bales. As I've read from everyone here it's what your seat is comfortable with first.

Ok, opinions please!

I know it won't move a round bale but could a BX24LTB do most of what I want???

I've found a 2008 BX24LB-R (sounds like they messed up the letters??) with 103 hours for $4800.

That seems like a STEAL so long as it is in good working order. The add says "in showroom quality." Ha! I've heard that before!

I know I would want to get a bigger tractor someday but would this get me started? Mainly, it is within my {wife's} spending limits at the moment.

Its WAY better than an N9 for $3000 around here, right?

Searched and there are "BX24LB-R." Color me stupid!

Also, the posting MUST be a typo! Missing a 1 in front of the 4??? I see them selling for $10k - $15k.

I emailed for more info anyway. Too good to be true, surely!
