Walking on standing seam installed direct onto sheathing is much better than walking on corrugated and much, much better than walking on corrugated installed over asphalt shingles.

I too have been getting estimates, for my house..
EVERYONE in SC puts down a "grid".. & the price from "the top installer" was almost 9k.!!! {small house}
I got 2 more & they were 7200. & 7500..
I ran into a couple of fellas from W Virginia that were doing some metal repair work on the building at work..{SC}
& I asked THEM about my house..
They freaked out about the "other" estimates..
THEY SAID.. they don't use a grid & put down an insulation foam pad.. directly to the existing shingles.. he showed it to me.. nice..
He said that, once you walk on a grid, the screws pull on the metal panels & u get a leak..
THATS THE WAY we do it in WV.. but I'll do it ANY WAY YOU WANT..
Price will be 5k.. NO MORE THAN 5500.00 just because we'll have to get a hotel..
Then I was "thinkin'".. just how many times do you actually get up there & walk on the grid.???
I asked him, are you REALLY WILLING to drive to SC from WV for this little bit of money??
He said, THATS what we do.. We spend 10 months outta the year in this van.. chasin a dollar..
BTW> they did some REALLY NICE work on the building at work..

I just checked and metal roofing at Lows is $37 per 3'x12' panel. Most all of the old farm sheds around here use it. My father and papaw called it "tin". We recovered our "tractor shed" several years ago with I think around 20 sheets or so and the material cost at that time was over $500 just for the metal. Personally I would put back shingles since that is what was on it to begin with.

Thanks for all the replies, I have been reading them all.

My next call is this Friday to speak with the guy who quoted me $6500, this is their literature.

My neighbor is building a house. The roof is zip board, with seams sealed. Then water and ice shield over the entire roof. Then standing seam. Spray foam on the underside.

I have roof envy. House looks great.

If you are in an area where hurricane damage has occurred, then you estimates will be double what they should be due to the amount of available work.
I was about to have a half roof done on my house when they said we likely would get some winds from a hurricane. The estimate was $3500 for 30 year shingles. I decided to wait till after the hurricane (no use damaging a new roof). The same contractor came back after the hurricane with a $6500 price saying that it was due to cost increases in shingles and the extra work now available. At least my insurance covered most of the cost due to some interior water damage. The roof repair wasn't covered but the cost for flooring repair was enough that I got the flooring repaired and the roof fixed. All roofers raise their rates after major storm damage and shingle cost double also. Sounds like price gouging to me, but that is the nature of supply and demand I suppose.

They have insulated have zip board now as well. I don’t know much about it.

Ya after the hericaine hear in Florida the cost of a most jobs almost dubbled and it wasn't because of labor plywood and metal and screws went Through the roof I actually took a big hit in what I charge for labor because I had to compete with the guys that were using the huricain damage as a way to make a quick doller and doing not so good work. If you use the insulation like the styrofoam board you still need. The grid of 1x4s the foam can move and waler out by the screws so you need to screw the metal directly to the wood and have the foam in-between .as for Lowe's or home Depot roofing it would be ok of you don't need longer then what they sell I tho k 12ft but say you need a 16 foot section then have it made less seams less places for water to get in to.

I was quoted $1.48 a running foot (1' X 3') 3 weeks ago locally.
I see ads on CL for close to that all the time by companies with the roll-former.
Check around in your area for local suppliers.
