When you screw the panels together you put screws in the ridges, when you screw the panels to the perlins you screw into the valleys.
I bought a metal building from Olympia and do not have any panels that look like that. To get that kind of rust it looks to me like the panels never got the Finnish coat just the primmer and colour coats.
You want to be looking at you warranty, and get a lawyer, if there are sections you do not understand. My building is only 30x50 with a 14 ft door opening but we have heavy snow loading ratings and earth quake rating Olimpia was great, when we had a question, they had an answer and we only had one piece of angle iron bracing missing, and they shipped it, well before it was needed.

Kinda sad :eek: that no one (manufacture or builder) will say: what is the problem, what caused the problem, who caused the problem and then accept responsibility for the problem and have it fixed. Guess the lawyers may be next.

Not two months after the metal skin was installed, rust started appearing on the exterior vertical walls.

One possibility is some kind of corrosive chemical coming off the screw and eating through the paint. The screws look a little funky, is there any possibility the contractor tried to clean them up with some kind of rust remover before he used them, and that got on your building when they spun the screw? Are there any screws that don't have this rust around them, or is it all the screws?

I could see something like this happening on the roof, but it's not clear how it happened on a vertical surface. Did you see what they used to install the screws? Was it a pneumatic tool, electric, or did they do it by hand? I guess I could imagine a pneumatic tool blowing the exhaust against the chips so they hit the vertical surface. But they would not likely be hot enough after surviving that kind of air blast to melt the paint. If they were oily that might cause them to stick, but I can't imagine they would hang there long.

I once had to cut the rear rotors off my truck with an angle grinder. The next morning the truck was covered in rust specs just like the pictures of the OP's roofing. Took me all day to remove the staining. ( white truck ). Every surface, horizontal, vertical, inverted..... from the front bumper to the rear bumper.

I don't see rubber lined washers on either of those screws- that would be a huge installation error...

The screws are on the right area of the metal. Ive had 3 pole barns built on my place, and all 3 contractors predrilled their holes on the ground prior to installing. All panels were cleaned with air gun and i have had ZERO rust issues. I too believe these are installer issues, not the manufacturers. How many areas are involved /? lots or just a few.?

I dont see any rubber washer either...unless the washer is painted the same color a the screw and i just cant tell from the pics. I think my screws were painted so the rubber didnt show up also, but i really cant remember

We used the Makita driver and drills, to assemble the building, My neighbour is an installer, and they also use Makita products.
The screw should not have any bearing as to the rust that I saw but you definitely want the rubber seal.

When we did my building we pre drilled all the holes in the ridges and valleys on the panels, so they all line up, and look proper, the steel is from the perlins, or panels when you drill threw to attach the panels.
It is quite posible it is only the fact they did not wipe the panel off after assembly. We did not on mine and I have no staining like that.
You may have to have it chemically washed, wiped and painted.

I am sorry that happened. I hope things work out. It appears to be near the fastener (screws) only. I'd guess it was either the fastener (screw) itself or the tool used to install the fasteners (screws). Did they recommend the installer? Call them and or check their website. Here is what the website says for the metal building we bought: XXX offers cast aluminum zinc fasteners for galvalume sheathing as standard with all models. A long term warranty insures that no red rust will form on the zinc cast head. An EPDM sealing washer assures a waterproof seal even under harsh conditions and is protected from ozone and ultraviolet damage. Basically we have a soft rubberish like washers on our fasteners. It does not explain why you have rust but I'm curious if those fasteners are the correct ones to begin with...
