What to look for in a realtor?

Yes, the last ones I dealt with selling my last house was a husband and wife team. Worked well. I initially 'interviewed' them both to see if we would be a good fit. Then I only dealt with her. I had several contractor needs to get the house really and 'he' did all of that coordination and supervision. She worked the sales side with customers and interfacing w/ other agents. Worked out very well. They were also experienced and knew the local market very well.

Did their ad show them sitting in each other's laps? Maybe it's my Puritan ancestry, but "touchy feely" doesn't sell things with me.

Nope... a very professional older couple with both real estate and home construction experience. No add. They were referred to me and don't seem to solicit much from what I saw. I suppose once you build up your reputation and clientele, there is little need to promote yourself.

Realtors are like lawyers... You don't want one till you need one, and the best ones are worth every penny.

I sold my house/shop/20 acres without doing anything except talk about it. Hey, you guys building a new house at the farm? Yeah. What are ya gonna do with the place where you live? Sell it. Within a couple weeks of that people started calling me. Within a couple months of that we had it sold. Showed it to three couples. Third one bought it. No appraisal. No inspection. No repairs. Vacuumed and swept the floors the day we moved out.

You're the one in a million that could do that.

Now up to 6 calls to our agent in the past 9 days and still waiting for a return call.
Bet they will be quick getting the advertising bill out.

Anyone can do that, just sell it below market price. The trick is to get the maximum price in the minimum amount of time.

Some people want the exact opposite. A former coworker was lamenting how hard it is to sell a mobile home, which is probably the quickest thing to sell around here.
He had an older home on 4 acres and wanted $99K for it, when I commented that they had to be priced reasonably he said "I'm not going to give it away. At the time you could find a decent stick built home in his area for the same amount of money.

He's also the kind of guy who would pick everything apart when he was buying, trying to get the lowest price.

A year before we decided to sell we hired an appraiser. We sold the property for $225K. It appraised at $193K. Yeah, we probly sold it too cheap.....
