A good realtor is worth the commission in several ways.
They will truly be the local experts and often know of property long before it hits the market... they also know how to keep a deal from falling apart and avoiding pitfalls along the way.
Some of the best property I own happened because my Real Estate Lady would give me a call and said there is a property I should consider.... I never would have known about it otherwise.
It is true that many come and go in the business... the good ones have staying power and are full time.
I have know Realtors to make swing loans to keep deals from being lost in time seller's markets... where being able to move quick is what it is all about... these swing or bridge loans were generally 30 days or less but essential when the home being sold to buy the new home doesn't close on time.
I have also found that many For Sale by Owner are oblivious to the legal requirements in a State like California and do so to pocket the commission providing no real benefit to the buyer...
