What\'s the average cost for a garage addition?

My dad is getting ready to have a garage built on our adjoining property. He has a quote at $39,000. The garage is 24'x32' and includes two bay doors, entrance door, and two windows. The garage is unattached and will be built to match his house, which has painted cedar siding. Our homeowner's association requires that the garage match his house to the T. The price includes everything but the kitchen sink. If I've figured correctly the cost is about $50 per sq. ft. I also did not mention that the foundation will be build on a slight grade which is adding to the cost. The contractor has a good reputation and I was told he will estimate a little high but usaually come in a little under the estimate if the customer does not change the plans once he starts.

I just had a contractor build EXACTLY that same size garage, in fact there are still some details for the contractor to finish. I also live in a controlled area, our property covenants duplicate yours.

Mine has 3 9' wide by 8' tall doors (2 on the front, 1 on the rear). 5 Marvin casement windows. Brick from the ground up to about 42" inches that is capped with a limestone layer. Above that is cedar siding. Roof pitch is 5/12. Eve overhang is 24". Gutters. Interior is drywalled, insulated, painted. LOTS of lighting. Center 12' of the garage has a cathederal ceiling to allow for a car lift to double stack cars one over the top of the other. There is a cement pad 9' deep by 20' wide in front of the garage. There is a cement pad 4' by 4' at the side access door. The foundation and footings go down 48" to account for frost heave and the slope behind the garage that drops 8' vertically in a 10' run. Burglar alarm, set as seperate zone to the house. Exterior flood lights and exterior coach lights can be controlled at the house or at the garage. Telephone. Ethernet network connection to the computer/internet. Price so far is roughly $45K. Heat & AC are being negotiated, not included in that price. Final grade not included.

the cost to build a house around these parts with all utilities and complete turnkey is about $100-$110 a square foot. so a garage you can figure about 1/2 that. I just built my own 28'x32' with a 3' man door and one 18'x 8' overhead, no windows with electric, gas, phone, alarm and so on. I did a floating slab floor and 16" center studs, purlins and all metal sides and roof. Final cost $11,000. That's doing all the work execpt installing the metal myself. We built what we call our carriage house for $40,000 about 4 years ago. Contractor now says it would cost probably around $100,000. It's a 2 bay garage on top of a drive-out basement (where my JD is) with pool cabanas in the walk-out/drive-out end corners to each side of the double doors. Above, is a fixed stair access attic for storage.

I did the electrical and plumbing myself. Only regret is not putting in a "people" door in place of one of the windows on the main garage level.

I have a budget goal on my current 24'x34' garage project of $25-$30 sq ft., and expect to meet that goal. But that definitely required cost-saving measures, i.e., slab vs. full foundation and vinyl vs. cedar siding, seasonal water plus plenty of personal sweat equity.

That cost also does not include heat or A/C, but it does include full insulation, drywall, wiring for alarm, A/V entertainment & internet, plenty of lighting and ceiling fans, along with upgrades such as higher quality insulated OH and service doors and (5) windows, premium vinyl siding w/aluminum trim cladding, 30yr architectual shingles and approx 600sf additional gravel parking area. The turnkey quotes here for the building only were ~ $40-$45 sq ft.

We have our own local requirements here of course but, I am quite pleased to say, nothing like the homeowner restrictions your Dad and Bob need to deal with. Sounds like it adds 20%+ to the bottom line. /forums/images/graemlins/mad.gif

The homeowner's association rules are supposed to keep the value of our houses safe. My dad's house and my house are the only two houses at the end of our 7/8 of a mile drive. The rules are to keep unsightly structures out of sight. I laugh because the only person to complain about a garage would be me and considering my tractor is going in his garage I don't think I'll complain about anything!
