Holy crap! I must be doing something wrong. My property taxes are about $6500/year. We own two adjacent lots for a total of just shy of 7 acres. The main property is appraised at $217K and the adjacent lot is appraised at $90K. I don't claim ag exemption, but every year when I have to choke down the tax bill, I consider it. I just don't need the added hassle of filing and maintaining the exempt tax status. because I was recently annexed by the city, I'd have to prove that I meet the Ag status each year.
If your land does not already have an agriculture exemption you will not be able to get one next year, it will take 5 years to EARN it.
That is why if you buy land with an agg exemption in Texas you try to keep it. You can switch ONLY your agg exemption for a wildlife exemption. When they created the wildlife exemption, about 25 years ago, that was one of the stipulations that it had to already be under agg exemption so there would not be a loss of tax monies to the counties.
