Yea I'm with Dave it's the same for Iowa, Wisconsin, Missouri. Prices for any kind of acreage have been skyrocketing the last 5-10 years. I'm not sure where in the midwest there hasn't been significant appreciation in acreages.

WV land is only cheap in certain parts and those parts are not all that close to a city. I live in the eastern panhandle and prices are going through the roof. In one year my house increased in value by 30%. Washington DC is 90 miles away and it can take you anywhere from 90 minutes (early Sunday morning) to 3 hours (rush hour on Friday evening). The farther south you go in WV the cheaper it gets as well as north in certain places. I have seen land in Northern WV go for about $3,000 an acre, but the whether is not the greatest.

Indiana is pretty cheap. South Bend, Indiana has one of the lowest costs of housing in the country. But those are city houses. Lots in subdivisions go for big $$. But you can still get 80 acre parcels out in surrounding counties away from towns for $2000-$3000 per acre. But you have to buy the whole 80 acres. Still... 80 acres for less than $200,000 is pretty good.

Looks like west Texas - I used to live in Midland and worked all over the Permian Basin oil patch. We enjoyed it while we were there, but wouldn't be dying to move back.

I agree though, that it ought to be some of the cheaper acreage in the lower 48.

My brother in law just sold his place in San Mateo (south of San Francisco). A 1300 sq ft older home on a lot about 7000 sq ft for $1,135,000, yes, that is 1 million not $135,000. He was asking $850,000 and a fella from New York out bid everyone. Imagine the property taxes at 1% here.

you can buy Large tracks of land in South East Ohio, and NW WV for cheap. I been looking at stuff there for years, 20~50K will get you anywhere form 30~100 acres! lots of deer & turkies with scrub trees. no mimneral rights and have to watch out as much of it is reclaimed strip mines and can't be built on and others are 90% mountain sides but hey you can still get it and put in one heck of an ATV/Bike trail /forums/images/graemlins/laugh.gif I paid 81K for my 22.5 acres with SMALL rustic cabin in North Cent ohio in 2001. I now have a BIG barn/work shop built but the place was a JUNKPILE when I got it! old dude was a 3/4 nutball with the engineering skills of a caveman... the cabin he built ihmself and was SO proud of it. only thing is it is really a great thing to have as a toilet shack with water in it! BUT that is all I need for now and one day my barn will be a NICE spot to relax & watch the deer eat off my old ladies garden! /forums/images/graemlins/wink.gif (heck I figure I'll faten them up faster feeding them her beans & peas! hahaha...

Bob, Don't forget to tell him the taxes will be about $7k for that land and house! and will go up every year! I'm in Fairport and have watched my tax assessment go from $110k to $265K in 15 years! I'm to the point that I can't afford to live on my 5 acres due to the high taxes.
