I will say ditto to most of what SPIKER & others have said. It appears that acreage is still cheap in the Ohio Valley (SE Ohio, N WV, SW Penn, E KY, west end of Virginia). On a map, a 100 mile radius of Charleston, WV as a rough boundary would be the search area for me. /forums/images/graemlins/grin.gif
Alot of rolling hills or mountains and usually a simple way of life at a low cost of living. To me, it's the "mini rockies" without the high costs & all the liberal tree huggers in the Denver area, which may be my 1st choice if it weren't for that. This area offers the advantages of all 4 seasons (including winter). Taxes & regulations are still resonable in most of these areas (from what I've heard). It would be likely that you would need to have the proper tests/surveys done regarding possible abandoned mines from years gone by.
We bought 5 acreas in an area broken down to 5 to 18 acres tracts with covenants in a great school system for $13,000 in Cambridge/New Concord,Ohio region. /forums/images/graemlins/cool.gif
Go south from here and $1000 per acre or less isn't hard to find. It's beautiful country especially this month with the fall colors upon us.
Take a trip to Cass, WV & go for a ride on the Scenic RR to see the natural beauty of the area. /forums/images/graemlins/smile.gif

Missouri is definately a good investment if you get in now. I just bought 4 acres about 15 miles from St. Louis for $45k. No house, just sewer, mostly wooded, and on a heck of a hill. It was apraised this month for $62k. It's in an area that is growing really fast. I also have 640 acres in west central MO near the lake of the Ozarks that has about doubled in value over the past 8 years.

Point is, if you are going to buy in MO, do it now.

Ditto.............to what you say !!! This is a really beautiful time of year to see the hills/mountains. I would not trade the hills for anything else.

That is what every parent says about the schools and the taxes, but as soon as their kids are out of the school system, then they are off to some other place for lower taxes and don't care about the school system in their new location or old. I want to stay where I have lived for the past 25 years, but rising taxes and making that difficult. I never had children in the school system, so I never got much for my tax dollars. I feel that the people using the schools should be paying more of the cost of using the school system than the people that don't use the school system. I don't mind helping to support the schools, but when it cost $7500 per student and there are 3 students living in a home that pays $3500 a year in taxes, something has to change. We as tax payers can't keep supporting a over burdensome schools system that is taking 87% of our tax dollars. Education is important, but we as a society also have a responsibility to maintain a balance of the members of the community and not chase out the older citizens by unreasonably high taxes. In our town we have no police department, a volunteer fire department, and no other town services other than road maintenance. Taxes keep going up and the school system keeps wanting more. What is going to happen when every home in town has children in the school system and there are no others to support the tax base? Northern LA (not L.A.) pature about 1k/ac, cutover half that. Timbered land depends on age. Lakefront$7-10K/ac. Most areas within an hour of 50K pop city.

I just came back from a 4 HR drive down there in Gallilopolis OH which has town on each side of river (ohio south east corner) VERY pretty; good drive down with only 4 cops on way back warm 70 degree sunny day there must have been 30 cops!!! they are sure MONEY HUNGRY: while I didn't get CAUGHT SPEEDING you only serves to let you know I was LUCKY! lol the trees were very nice fall colors starting! anyhow I'll be back there in about 3 weeks again...
