I will say ditto to most of what SPIKER & others have said. It appears that acreage is still cheap in the Ohio Valley (SE Ohio, N WV, SW Penn, E KY, west end of Virginia). On a map, a 100 mile radius of Charleston, WV as a rough boundary would be the search area for me. /forums/images/graemlins/grin.gif
Alot of rolling hills or mountains and usually a simple way of life at a low cost of living. To me, it's the "mini rockies" without the high costs & all the liberal tree huggers in the Denver area, which may be my 1st choice if it weren't for that. This area offers the advantages of all 4 seasons (including winter). Taxes & regulations are still resonable in most of these areas (from what I've heard). It would be likely that you would need to have the proper tests/surveys done regarding possible abandoned mines from years gone by.
We bought 5 acreas in an area broken down to 5 to 18 acres tracts with covenants in a great school system for $13,000 in Cambridge/New Concord,Ohio region. /forums/images/graemlins/cool.gif
Go south from here and $1000 per acre or less isn't hard to find. It's beautiful country especially this month with the fall colors upon us.
