I would be thinking about ending the use of the land for all those people. It is your land now and they need to find somewhere else to ride and camp. I would be really concerned about the liability and risks you assume by letting people use the land. What happens if someone has an accident on the property and sues you for not having something properly marked or some other safety type observation? I have seen it happen too many times in Illinois where a farmer lets people access part of his non-farmed acreage, someone gets hurt and sues, and it causes a lot of grief and expense for that farmer.

What dschuffert and alien said.

My ex was in liability insurance and the claims that came in and were paid out were amazing. They could end up owning your 80 acres!! Keep ALL out! Good luck.

Your wife prefers to allow strangers to mess up your land and subject you to great liability? Change your online name to 4thtime and be young again.

How does "concerned" translate to you being "old"? Your right to be upset based on what you posted, I agree with the rest of the bunch, close it down to outside traffic and enjoy the fruits of your labor, if that makes you old, well ENJOY

ok well maybe i missed putting it in, i was thinking about it but maybe i didnt add. I have allowed the riding on the trails that are all ready there. this is because I ride on other properties as well. no one is allowed to camp there and no hunting as well. my attorney and insurance agents both have said for someone bring a lawsuit against me for geting hurt will be difficult to win. alot more was said im just not getting into that. I feel secure with that. it just stinks a few will ruin it for others. Oh and my wife really does not want our land trashed either she was poking fun at me..

We have found from experience that for us at least if you allow a "few" people access we simply cannot control it and when people see others using the land, they will feel they can too and come right in or you will be besieged with "well you let so and so ride, hunt, camp etc., why can't I?"

I am an "old man" and got the way I am from trying all other options.

Having just come in from putting up "No Trespassing" signs on a part of my property because the new "neighbors" (who are running a race horse operation) thought it was acceptable to pony their quarter horses on my property, I am with everyone else on this issue.

BTW, I am 44.

I think I would seek a second opinion on the liability part. Talk to someone with experience in tort laws and juror awards.

People often sue hoping for a settlement, "hard to win" just won't do it for me. I have seen people spend a LOT of money defending a lawsuit. Maybe you can recover attorney fees and maybe you can't.

3rdtime ~ I volunteer my opinion , I know you did not ask me for it...so take it for what it is worth...Your policy of allowing unfettered access to ATV's, Campers, neighbors or strangers will not turn out well...I don't know when but at some point you will truly regret your generosity. I hope you do not lose your land over it or suffer a great financial loss...From my experience just having a lake and not allowing anyone to fish it or use it has still resulted in trespassing , damage to my property and enough aggravation that I wish I did not have the lake..and to make it worse if one of those jerks drowns in the lake I will be sued and probably lose....just the way it is...

Continue the way you are with your eyes wide open....!!!!!
