Excellent news... Congrats to you and your wife... When everything goes to ****... As it seems it's heading in that direction.. The thing that will be of real value is land... How much of any of it is tillable land?

If you don't mind sharing, how much per acre did this land sell for and what area of Arkansas is it located. Land around here is listing for way more than it is worth but I don't know if they are getting any offers for their wishful prices. Lady next to us got foreclosed on her double wide mobile home and they picked it up but she so far still has the 10 acres of land adjoining my brother in laws land. He offered her $3500 per acre (we paid $2250 for the 42 acres about 4 years ago) but she said she had it listed with a local realtor for $6000 per acre which is ridiculous for land around here as it is too poor to grow anything more than grass and trees and requires lots of fertilizer to do that.

This is in the hills of North Mississippi and in the Holly Springs National Forrest. We got basically three hills with a running creek going from North to South inbetween too of them.
All in timber. The three hills really are about due a thinning and are 15 year old pine and make up the majority of it. The creek bottom is all hardwood. Some sweet gum that is being crowded out by oaks. Many good sized white oaks. Other than one trail and I found what was probably a old landing where they logged it last every inch of it trees.
