also beware of what might look like great ground, but it might be in old mine site , it can just be tailing ,,,,was watching that tv show homestead rescue where is people Had this beautiful open piece of land there was nothing but old mine tailings and it was all contaminated yeah if you spend a couple $100 getting the soil. tested

I talked my neighbor into starting up his own hvac company, after working at slave wages for many years working for other hvac guys. His company is doing pretty good now.

I left working for other electrical companies in 2001 and restarted my own company again......and it worked out great. We paid off house and another property, all debts paid off (my wife is a Dave Ramsey follower) have good sized emergency fund set aside and a good diverse portfolio. I retired this year finally...except for generator maintenance I do for spare cash.... and received my first soc sec check this year.

With me and wifes ssi checks, we can live just fine without even touching investments. If I add the 4 % draw from investments, I will make MORE than I did before I retired.

Getting out of debt about 10 years ago was a true blessing. Even thru this stupid corona virus scam we have not had to touch savings or investments.

I think your on the right track to dump the debt while your young. I simply cringe when I hear of my friends taking on 7 year loans to buy a new diesel rig....there nuts.

What kind of farming are you thinking about doing?

Row crops. Corn, beans & wheat. But that depends on region. I know up north in Canada they do a lot of canola, out west more wheat. Depends on where I decide to go.

I got into hobby farming after I bought my house and caught the classic tractor fever. Even know it’s harder work, there’s less money in it, I like the work better than what I have in the past.

Starting a farm also means debt, I have equity built up but farming costs hundreds of thousands or millions to make thousands lol. Plan is to start with 100 tillable acres, still have a job then build up the farm.

If I went out and bought 1500 acres near me would be 15 million just in land lmao!

I graduated with degree in animal science back in 1980. Even back then i was told the only way to get into agriculture business is to either be born into it or marry into it.

Heck i could barely afford the 30 acres i have now....

It reminds me of the time ..again way back around 1990, that my brother and i wanted to open a McDonalds restaurant. Buying into the franchise and building the store would have costed nearly 2 million. If i had 2 million...why would i ever open a restaurant.

As far as farming making me money. Every ear of corn my wife grows costs me about $27.95

Either land is high near town for development or it has a giant house on it. Big nice fields are being bought up by the big operations. This one has been for sale for a while and will never flood. Not bad but odd shaped for big machines. It is 80.09 acres.

Sold this fella couple of days ago for 4k. That puts me about $1500 from being debt free. I bought a Husqvarna over last winter for $1000 and have been mowing with it all year so far, 455 has just been sitting in the garage. I dumped too much in the 455 fixing it up so lost interest in it and put it for sale.

18 months ago when you start thread being debt free was a good thing but with the fall out of the 2020 pandemic being nearly debt free is super awesome. Great move.
