No it isn't thousands a month in leases. Quite less. We have a couple and I can't discuss the rates but it's not thousands a month. )</font>

I have a cell tower on one of my properties. The rents can vary wildly. If the tower company erects and owns the tower, pay a reasonable monthly rent, but not in the 'thousands' realm. If you own the tower and you are responsible for maintainence on it, then the rent goes up accordingly and can be many thousands of dollars per month, however you also have a very large capital investment to pay off in the form of a mortgage on the tower's construction. Personally I'd prefer not to have to mess with tower construction but I'd love to rent out more spaces for more towers, they are trouble free tenents.

I did quite a bit of research on this before we did it and our contract was right on par with those across the country even those around metropolitan areas. Like Bob said they are trouble-free renters and the property is very well maintained.

DIfferent geographics and population dictate what its worth.

A fellow three miles from me was originally offered $800 a month when he was first approached about putting one on his land, He had let them put up the tower and was receiving his $800 , Then he got wind of others tower landlords income and renegotiated his contract ,Now he is getting $3k + for the tower on his property... IT is a shared tower (he better watch out because with BIG Business now-a-days eminent domain might just end up owning the land at the towers foot print and leave him with no benefit$ to putting up with the ugly tower) hopefully that will never happen...

Yep. They just aren't for cell phones these days. In this area internet access is a big hit. Some ISP's are even looking at old dairy silos as entry/relay points.

Once your original contract is signed you are locked into it. I'm not saying it didn't happen but why would a company renegotiate for 4x the amount? Those contracts are very long and very detailed. You wouldn't get out of one very easily and even then there would have to be a big breach by the cell company. Again I'm not saying you are lying but before I would believe it I would have to see the contract that pays him $3000/month. There is a waiting list a mile long all across the country for people wanting a cellphone tower. They can go to another piece of property and put one up if the price is too high at one piece of property.

Try about $800 a month.
My cousin owns a business that installs towers for Alltell and Crown Castle too name a few,he has put up over 200 Towers for Alltell alone in the last 3 to 4 years,he installs generators at the sites for back up power turnkey jobs.

This tower is about 50 ft away my house. It's on the city and county line which has no zoning laws. The tower is about 20 ft from the property line. The farmer is getting about 900 dollars a month for this tower.

I agree 100% with you tpost. That is right on par with everything I have ever seen with regard to these and in the ballpark of what we get.

I gotta agree with Richard on this one . A good friend has a tower on his place and while he does have a very,very long term lease set up with them he is only getting 500 a month . We owned the highest mountain in our area and had 4 antennas on it . The local non=profit tree hugger public radio radio station was one of them . It is amazing how they scream about protecting Mother Earth until it affected them . They were constantly cutting down trees without permission and tying us up in court if we said anything . Then they turned around and started sub leasing antenna space claiming it was for their own use . A good friend was one of the companies they tried to sign up as a sub lease . We finally got tired of all the Bullsh#@ and sold everything . Watch out for sub leasing !

By renegotiated I am meaning at the expiration of the first contract, But honestly I am only quoting what the owner told me, So if its not true the owner was lying to me. which is entirely possible...
I agree with the idea that if you want too much your neighbor may be more reasonable , But he does own a good bit of ground and its on a knoll for a pretty ideal location /forums/images/graemlins/confused.gif

Don't you hate being lied too /forums/images/graemlins/mad.gif The guy musta been trying to impress someone in earshot or I have forgotten his actual $$ figure ..as this was alonnngg time ago.
