It's a $100 project that went to $200, and yeah with everything else I'm doing, this optional project will wait until prices fall or I can get better prices from the rough saw guy down the road.

Yup, it doesn't matter whether the savings are tens, hundreds, or thousands, the principal is the same. A saving is a saving.

I am also a "rough saw guy down the road" and my business is to provide an alternative which helps to save folks $$$.

If you use lumber often, you'll know quality hasn't been great in recent years. Especially with regards to treated lumber in terms of treatment penetration and stability. I would get serious heartburn overpaying for that garbage.

This might be the nudge I needed to finally buy a sawmill. I have 8 acres of Loblolly pine in need of thinning, and I could keep myself supplied with framing lumber for life if needed. I'd rather put the $$ into a mill rather than overpay for lousy lumber.

When my neighbor died of cancer 3 years ago I bought his stored supply of lumber from his widow. I've got half a dozen red pine 2x4s that are 18ft long. Straight and knotless. Those days are long gone......

My little spring house (9’x21’) got smashed by tree limbs from recent storm. Trying to find a contractor to rebuild has been hard. Too big, too little, too busy, too Covid, too.... Insurance has estimated $6K. My only quote was $30K using pressure treated lumber. It was rebuilt 70 years ago using white oak. New roof about 10 years ago. Contractor say pt lasts about 20 years.

It's been a while since I've purchased any lumber around here. Most all I've ever purchased, except my two porches, has been rough cut. Rough cut is just fine for my outbuildings and is somewhat cheaper.

30k quote for a 9x21 is absurd. I just finished framing a woodshed (8x24) for $1200.00. The base is made from PT 4x6’s. Bracing from PT 2x4’s. Stringers, rafters and purlins from standard lumber. Everything from Home Depot.

Steel roof and siding would be another $500.00.

Tell the contractor to go look in the mirror. He needs another way to rip people off.

Citydude - it's NO rant. I would be completely embarrassed to sit and listen to any contractor who would be so bold, crass as to come up with a 30K estimate for a 9x21 well house. I'd have to catch my breath, quell my temper, before telling the contractor where to go.

Sounds like one of those "I'm not interested in this job and don't want it so I'll price it way too high" quotes.


That's probably a $1500 job including the metal roof.

One problem with graded framing lumber for example is that the sawmill is allowed a certain % to be less than grade. For example say 5% in the bundle of #2 can be #3. You can be very sure that the bundle will have that 5% of #3. It's their way of ridding themselves of lower grade lumber at a higher grade price.
