Hi JnJ,
I live up by Carter Lake (south side 46 acres of rocks/trees), we got 10" of the white stuff. I do the road for our small (5) lots. Our dues are only $250 a year for misc stuff. Fix gate, power for gate/light and once every 3 years we put some more gravel down (6 loads this year). One lot is still open (for sale), but guy wants too much for 35 acres.
we have one family that doesn't help with yearly trash pick-up (mostly boater's trash). So I dont' do his driveway.

Hi zr2blz,

We looked up there for places before we bought our current house 1.5 yrs ago. There was one lot for sale towards the top of a hill. We didn't get all the way up because the road was pretty bad and I didn't want to have to drive it all the time on a motorcycle. There definately wasn't a gate on the road though..

Where is the lot your talking about? I'm on 3 acres now, but I'd love to put more distance between me and my neighbors.

probably best to fight 'mean' with 'nice'.

good karma for you.. and 'nice' usually doesn't come back to haunt you like 'mean' does.

Out of curiosity, what does he want for the lot? I already have 35-acres east of Denver; but I'm curious as to what a patch of dirt closer to the mountains costs.

Not really revenge but effective...We once had a family of hippies,Travellers whatever living in a camper in our woods while the wife worked at our stables for a few years.Stuff started going missing off the farm towards the end and local businesses were coming to us for bad cheques as our address had been given and when asked to leave they tried to claim all sorts of rights..
One evening they came home to find their camper out at the side of the highway with evidence of bucket teeth from a JCB in the rear end.....Never saw them again..?

We have a RMA (road maintenance agreement) for our private driveway serving 13 homes (1 mile long).

It is one sentence, "You shall contribute to the maintenance of the road". I guess it was made when people where ethical and good (was there really a time when this happened?). It has its upsides and its downsides. Thankfully for the moment we all seem to get along and can agree on chipping in (those at the bottom of the road pay less than us at the top). I am waiting for someone to move in who does not want to pay or wants to argue the point.

I would take a different approach. Rather than revenge, you should go out of your way to pull him into your circle of friends. You have a rare opportunity to show everybody who the better man is. I would bet that pretty soon, your "problem" homeowner will come over to your side. Then when you are on more friendly terms, you will be able to discuss the previous problem situation. Perhaps there is more to the story than you thought. That discussion will never happen if you fence them in with snow. It may also cause some of your other neighbors to change sides. Your neighbors will also see who the better man is. Don't waste time and energy on tractor revenge. You sure wouldn't want him to take even further revenge on you.

I once owned some land where the lot owners were responsible for road maintenance, but there was no provision for how it was to be done, so it never got done. When I sold the land (most of the lots was bought by hunters) the road was only passable by 4x4 most of the time.
