We finished our Farm House renovations like five years ago.

A week ago, in a corner of the house, outside my kitchen, I noticed a mushroom type fungi growing.

I thought it might be the sink in the kitchen. The wall use to be an outside wall, but is now an inside wall. The kitchen area looked dry.

So I tore into the drywall on the other side.

There I found the kitchen sink drain and found to my shock, an end cap had not been installed on the tee-drain. The tee was there to return waste water from a sink no longer in the house and the kitchen sink.

I had to call the insurance company for it, due to the mold, and shock, standing water in the wall. The wall is a combination of old construction and new construction, so it held the water well.

My question is..........

I end capped the tee.

But, when I turn the water on, the sink gurggles on draining. Glug, glug, glug....

Does a plumbing job like this need vents? Should this waste return also have a vent pipe?

Glad its not me. Wall should dry out eventually though and my sink glugs if that is any consolation:)

All drains need some form of vent. Some states let you use a remote vent. It is a one way flapper valve that lets air into the system but not gas or water out. It goes in a vent line that rises above the flood rim of the fixture served. It isn't the best, but it would keep some demo work out of your project. We can't use them here. We have to demo until we can get connected to another vent or out the roof.

In another thread "Dealers not what they use to be"....

That insurance agent that I no longer have business with, but wish I had, called and left a voice mail "Happy New Year", leaves his cell phone, because of the holiday shutdown.

My agent, through all this, so far, no where to be found. Had to work through someone else. No empathy coming from him either. "I see this all the time"....

yeah, well I don't, NOT in my house. :(

A stupid 2 dollar cap, probably 5k worth of damage. Great!

i live in a log home and I had this vent issue iin my first floor bathroom sink that sits right on the exterior solid log wall. Obviously there was no way to hide a vent up through the wll so I have to go with a check vent.

You can use them ( studor vents) here but not in a concealed space / area

Same thing happened to me. The wall behind my kitchen cabinet was wet, and I thought what the heck is this from. I went into the a room and sure enough the wall board was soaked.

I pulled the dray wall away and saw a pin dole leak from the mail line. The house was bought new and was five years old when I spotted it. Don't know if it just started or was going for a while.

I called the builder knowing full well he would say "sorry the house was only warrantied for a year'. To my surprise he said he would send out the sub contractor to inspect. Next day the sub showed up and agreed it was from their install. ( how could it not be it was in the wall? )

Next day a HAZ MAT crew showed up. Yes I said HAZ MAT. These guys came in with space suits, set up temp walls out of plastic film, brought in special haz mat fans to do negative pressure inside the plastic room that was once my kitchen and laundry room.

They took everything down to the 2x4's treated the mold and rebuilt that section of house.

Didn't cost me a dime. I couldn't believe it.

So if you have mold it's a pretty serious thing. Have it inspected and do it right or you will have health issues.

I am an electrician ( wrong trade ) yes I know. I roughed in my bathroom in the basement and I called in the building inspector and I (PASSED ) everything was correct.
I found all the info on the net.
I found a site The City of Winnipeg building dept that explains about TY s and which direction they go on.
When the rough in is passed the only thing left is to mount the fixtures. I have not mounted the fixture because the girls graduated before I got the job finished.
Now that I have some spare time I want to mount to WC, basin.
Then I will have to mount the light fixture ????

This is the Canadian code. Not much difference except ABS verse PVC.
It all flows down hill

Where is the tee, before or after the trap?

An alternative would be to replace the tee and cap with straight couplers. This would eliminate the gurgling and remove a void which is going to eventually fill up with something nasty.

Sorry. I was actually thrilled to find it. Consensus is you need a vent (from what I pulled up.) Also, consensus is most jurisdictions will allow you to use a device such as this:

STUDORョ MAXI-VENTョ | IPS Corporation

Now..I don't even know where they are suggesting you put that thing.

Edit: This link could be helpful.
Home Tips : Drain, Waste & Vent Plumbing Systems

I am thrilled you found it for me. Thanks!

Added to my favorites. Future reference, since renovations are *never* done.

After the trap.

Agree with what you say. Thanks.
