Zinnsser?...never heard of it,...thanks for the tip, I will try it.

Oh, and in the last pic, there was a sheet of thin aluminium under the "patch"...you can see it peeking through between the tabs. I have no I idea of what that guy was thinking????

Whoever they used to repair the roof doesn't know how to do roofing. The three tab shingles aren't staggered. But it is an easy repair for you. Maybe an hour or so, if you can hold your pry bar. :) nice purchase and good luck with the flip. Just before the crash I was getting ready to close down my residential home improvements business and start flipping homes. The market started to dive and I held off. Lucky I did. Thinking of getting into it now that the market seems to have leveled off and slightly on the rise.

Yep, there always seem to be surprises. A few years ago we bought a nice doublewide on an ac. It was on a shared spring, so we knew we had to drill a well....and that went "well":) Then I started poking around looking for the septic tank...I just knew it had to be there because it had been financed by a major mobile home company and their policy clearly states that a septic permit must be on file with them. Yep, there wasn't one, all raw sewage was straight piped over a steep embankment......that one cost us almost $3K:mur:.

You got it for a great price. I just paid almost that much for a used car. And it doesn't have a porch of any kind on it. Good luck with the repairs and the flip.

Your right, it feels like I went to the store for a gallon of milk and bought a car instead.......feels weird:irked:

That's the problem, you're poisoning yourself with chlorine gas. Never use it in a poorly ventilated, enclosed space.

I have my doubts that cleaning black mold with chlorine is how I'm going to die. You may be right, but I'm betting it's going to be from something a lot dumber then that!! :)

Have you used this first hand? Interested in your experience.

Yes, Concrobium works great on mold. It's sodium carbonate if I remember right, and very safe to work with.

Taxes,interest,closing costs and realtor commissions have made it a non profit exercise to "flip houses in the north east. Every one has a hand in your pocket when you sell property.
