As mentioned earlier. Get a Real Estate agent working for you. A developer might see an opportunity to divide and build two homes or the dreaded apartment or 4-plex.

Realtor would be your best option at this point.

I'm sure to sell it I'm going to have to pay to have it cleared off and those prices have ranged anywhere from $2000-$5000+. I gotta get the trailer and house torn down and moved first. When did people stop wanting stuff for free? Can't even give stuff away anymore.:laughing:

From the way you describe it, neither the house nor trailer is worth anything to begin with. What makes you think anyone would want it, even for free?

Like it or not, you're gonna have to pony up and get the building and trailer removed and the land cleared if you want a reasonable chance of selling it (assuming that's what you plan to do). You imply the housing market there is soft, which means there are plenty of more desirable properties available. Even if you plan to hang on to it, do you really want the liability of the various hazards that exist on this property as it stands?

I figured someone would want the frame of the trailer to rebuild on since it's rather large for a single wide. The house I thought maybe someone would be willing to tear it down for just the wood since it's pretty much fat lighter now anyways. I promise that the moment I start tearing both of them down myself there will be 10 people "oh man if I'd known you were going to tear it down I would have taken it!".

I'm trying to pencil out the expense of clearing off the land vs ever seeing my money back out of it. I'm not going to lose money on it that's for sure.

I've actually called one that I personally know and she told me in not so many words that she wouldn't even bother with an agent because most are going to want me to completely clear the lot, fix the well, etc. basically sink a boatload of money into it and then whatever I do get out of it I'll have to pay commission too. I think her concern was she saw no profit for me going that route.
