I do live on the fault... through no fault of my own being born here.

Geologic activity has made some of the most interesting places... the Hawaii Islands, SF Bay Area... parts for Oregon and Washington... the Ring of Fire.

Yes but what constitutes a "well regulated" shower? Isn't the permit process insurance that the shower will be well regulated and safe?

FYI, the IPC (remember it is a model code so local jurisdiction may be different) states that max temperature at outlets be restricted to 110 degrees F to prevent scalding. As was stated earlier that is too low to prevent bacteria from growing in the HW tank. W/O an anti scald valve or shower valve that includes it that is then the HW tank setting. Commercial work commonly sets WH at 150 degrees F and uses mixing valves at the fixture. I just finished a test protocol that included all those features for a VA facility.

Ron I have my mixing valve ordered so do not have to worry about burns. It comes set at 120F and expect I may leave it there for the clothes/dish washers.

My question can these fail and let out only hot water or does it default to cold? This is the one I ordered based on reviews. HEATGUARD Thermostatic Mixing Valves TMV HG110D LF w/ 3/4" Sharkbite Ends BNIB

I've resisted upgrading at the rentals... did one and it has been a nightmare.

The water system is 100 years old and any sediment or scale screws up the mixing valve... NEVER had that problem with the old two handle Hot and Cold shower/tub combos.

All the water saver features are predicated on water free from sediment...

I had sediment problems for years until I installed a Y strainer and filter for the whole house. It didn't cost very much but sure has made a difference in valves lasting longer without any problems.

Every month or so I open the valve under the Y strainer and blow out any sediment. The filter lasts about 1-2 years.

I do have similar in Washington with well water... also have a basement.

The areas with the problems are rentals in San Francisco... water lines are exposed outside and then run under a slab... or into a 12" crawl space.

The only way to add would be outside between the meter and the house and with some that would be on the sidewalk.

So far the only problems have been in the homes with upgraded mixing valves.
