Exactly, especially sales taxes, property taxes and at least in FLA, house insurance.

I have relatives living in FLA so they have no income taxes but they have very high property tax and a big cost to them is house insurance. I suspect they they could live for less in NC than FLA even though they might have to pay income tax here. Years ago we were talking about costs, and it seems like they were paying more for either property tax or insurance than I was in property tax AND insurance combined.

We traveled to WA a few years ago and were shocked at the high sales tax. Seems like it was near/at 10%? Not to say NC is cheap at 7% ish. :rolleyes:

One thing we miss in our area is a view of hills or mountains. We have pretty much always lived in flat land areas and we like a mountain view.

In Florida as much state taxation as possible is collected from tourists and Snowbirds.

Property taxes and insurance on the coast are high, reflecting construction costs, weather and demand.

Inland, where our farms are, property taxes and insurance are very low. Ag exemptions plentiful. Tractors and implements are sales tax exempt if used in agriculture or forestry work.

90% of Florida residents live within 20 miles of the coast. If Orlando (Disney), Ocala (horse country), and Gainesville (U of Florida) disappeared one would be able to say the interior of Florida is EMPTY.

Four crops of hay per year, pretty often. Winters are lovely. July-August-September are HOT. I tractor with an open-station Kubota year around.

We're 10 miles NW of Cookeville. This is "ridge and hollow" terrain. 10 miles NE (and SE) is the foothills of the Cumberland Plateau. 10 miles SW is rolling "nursery country".

I live in the rural Ozark region of Missouri. Here in Douglas county, property taxes are very low and Missouri taxes income at 6% rate (with generous deductions). It is the 2nd or 3rd poorest county in the state and sparsely populated. Rains 40" a year. Used to snow. 4 full seasons.

That property is just down the road from me. Right on the road with electricity. Lowlands are meadows and ridges are heavily wooded. There is plenty of deer & turkey. Coyotes, bobcats, and the occasional bear are not uncommon. If it sells, it'll likely be negotiated to $1,250 an acre. There are no structures on it.

Be careful what you wish for. Landlines are uncommon. Cell service is sketchy. Internet is terrible (HughesNet the only option). Drill your own well, heat with propane. Your neighbors will have very conservative views yet be quite poor. The schools are abysmal. We have squeeter season, tick season, chigger season, spider season, and the copperheads keep down the rodent population.

You'd be 2 1/2 miles to a paved road. Almost an hour to a hospital. Even WalMart is a half hour. Few resturant options. Weekly shopping kills off most of a day.

I've owned my property for 10 years and now can't imagine living anyplace else. Most people really don't want to be this rural.

Oh yeah, no building codes whatsoever. So you can do whatever you want, many have, and, thus, getting real estate comparables is pretty useless! Shanties to villas to relics.

I stay in cookeville sometimes on my travels. Friend lives there. Like to eat at chedders. Nice area. Last may I drove up rt 111 to ky.

I'm a Wisconsin native that left for about 20 years and returned. As the birthplace of the "progressive movement", I can attest that I don't have to worry about income taxes vs. property taxes or sales taxes or gas taxes or "sin taxes" or fees...we have them all covered (I think we rate in the top 10 nationwide...nothing to be proud of but we are seeing some progress). There are web-sites out there that can tell you the total tax burden by state which of course depends on your life-style.
