Downsizing. This has place been my retirement dream. But like all dreams there is an ending. Time to change dream catchers.

Another thing not mentioned: Should I include the tractor (1000 hrs.) or would that just put an overload for a new rural buyer?

Thanks. Did not wish to be nosy, but my wife inherited a portion of he family Farm in Washington County that has been in her family for 130+ years.

We have thought about building a new, small house for when we are up there from our home in Houston.

I have been cleaning and improving the property for three years and although it is hard work I have enjoyed it.

I am 71 and realize that I won’t always be capable of keeping it up the way it deserves and will have to hire help as I grow older. I don’t mind paying for the help, but good help is hard to find.

I could live up there full time but my wife thinks a few days a week is good enough for her.

Input from you and others will help me decide what to do.

I would like to see my son and grandson keep the family continuity going for generations to come and perhaps additional improvements will allow them to enjoy it as much as I have.

I wouldn't include the tractor. If the buyer asks about it, then try to strike a deal. Otherwise you will essentially give your tractor and equipment away.

I dread the day I can't maintain my farm. Fortunately for me my Sons live nearby so the farm will stay in the family. I'll be able to enjoy my time there with no worries about keeping up with the maintenance.

For a couple weeks late this Fall I had a Jake turkey hanging around. The wildlife is so used to me being around they pay no attention. They don't get hunted. I watched a Bobcat raise her three kittens this year. I've been within 100ft of them many times. I'm very Blessed to be able to keep this sanctuary for my pleasure until I'm unable to view it. :)

Fortunately for me my Sons live nearby so the farm will stay in the family. I'll be able to enjoy my time there with no worries about keeping up with the maintenance.

I agree the tractor should stay out of the real estate deal. The wildlife here is also in a safe area, except for Whipper keeping them out of the yard.
I was able to help my Dad stay on the farm till he died and that is the key. You have to have someone that you can depend on, preferably children to help with the maintenance.

The timing for the down sizing is critical, if you wait too long you loose the ability to enjoy the new place, if you go to early you loose good years of rural living. It just feels like the right time, but we will see how it goes when the place is on the market. If everyone wants a steal I might be here a while longer, and a few more years is OK too.

Wngsprd, Whipper will be a challenge but I think she will be ok with the move.
