$15,000.00 - you are missing a zero(place holder). T1-11 is the worst option for siding. Plywood and weather do not mix well. Quikcrete for footers! :laughing::laughing::laughing::laughing::laughing::laughing::laughing::laughing::laughing::laughing::laughing::laughing::laughing: Quikcrete/Sakcrete a.k.a. CrapCrete/SuckCrete. Footers are supposed to be one continuous homogeneous pour, not a collection a poorly mixed blobs. A wood burner puts heat into a room, sometimes they burn the room/house.:( A fireplace sucks all of the heat out of the house and is expensive to build. I have a cast iron tub in stock.

Average price for a properly designed and installed septic system -
$15,000 +/- (usually +).

There is a national building code. I am guessing it applies to everywhere in the nation.

The only correct idea so far has been to avoid paying interest. :thumbsup:

I disagree about the T1-11 5/8 in GP Siding. That stuff is pretty durable, and with the right water sealant or paintjob, ought to last long enough. It maynot be as long lasting as vinly, but it can take a hit better, vinyl can get holes in it, and be difficult to find a replacement piece.As for the fireplace, it has to be built correctly, to work correctly. If you build the fireplace on the side of the house, you will have the problem, of the chimmney getting cold air in it, and will have smoke blow back in your house. A fireplace should be centered in the middle of the house, so the chimmney can have an insulated barrier, to prevent this common problem. The chimmney needs to be straight vertical from the fireplace bottom, all the way to the top. Yes, a fireplace needs to be cleaned, but I like them better than a wood stove, though I like wood stoves. Price wise, you can get a standard boxwood stove, for about $175.00, not including chimney piping, or reclaimer, but for a larger one your looking at about $500.00-$2,000.00 depending on what kind you get. With a fire place you just have to pay for the block,brick,mortar, and concrete, and a few other things, and do the work. I like the look of a fireplace vs, a woodstove, though the woodstove may be the easy way to go. I don't always do things the easy way, if I believe the harder way is better altogether. Quickrete, for footing will do, but I understand what you mean about one continuous form, poured at one time. I don't know how much a load of concrete poured in a form will cost right now. I agree with you though, about one solid slab form though. If it isn't to expensive, or too much of a hassel, that is the way I will likely go. Notice the slabs left behind in Joplin after that EF5 Tornado ? Might want to consider anchoring the house to those slabs securely, though 200mph winds would likely shear about any house apart. About the strongest winds we get around here would be about 90mph, unless it's a first. 90mph is about the strongest winds I have ever heard of in WV, of course it is the mountain state. We get flooding,and mud slides, and the occassional wind storms, with about 50-70mph winds, with real strong wind storms being 80-90mph winds. These are not everyday conditions though, but tend to come around annually, in the fall, spring, summer, and maybe even in the winter during a blizzard. With the way things are, and the times we live in, freak storms, and natural disasters isn't a big suprise, so prepare for what you believe could happen, if it isn't something like a Alien invasion, though that o'l devil trys anything, and everything he can against God.

$15,000.00 should do for building materials for the house I plan on building. I have done quite a few estimates in the past, and they were very thourough. I sought some experienced expertise, and figured out about most of the practical costs, and added additional for unexpected costs, so $15,000.00 should be a real close estimate. As for $15,000.00 for septic, never heard of septic costing that much, more like $2,500.00.. I would build an outhouse before I would pay $15,000.00 for sewage, somebody is getting robbed big time..!

Septic systems can vary in price dramatically due to soil conditions and local regulations. My father was a homebuilder and I can recall some of the more difficult septic systems he had to have installed. The most expensive I can recall was upwards of $25K due to the limestone that had to be blasted out to lay the laterals. Back in the 70's a "normal" system priced out much closer to the $2500 range when installed in deep soil with a good perc rate.

My own system ran a little over $6K because my property is low and close to a river. We had to bring in a lot of fill because my clay soil perc rate was too low. I also had a dual leach field installed to prolong the life of the system. My system was sized to handle a 2600 square feet, 3 bath house. It is significantly larger than necessary for a 900 sq ft 1 bath house would require.

Tell D.E.P that you refuse to pay over $2500.00 for a septic system. I am sure they don't care. To get an occupancy permit, the house will have to pass a final inspection. At some point in time prior to the final inspection, you will need the S.E.O. to sign the sewage permit saying the system was installed as per the design.

The obvious solution is to buy property with an existing functional septic system. It is hard to take a warm shower in an outhouse.:laughing:

If there is any regulation, that says I have to pay anywhere near $15,000.00 for sewage control, I will find ways around it, clearly because this would be a money skeem, not good regulating ! Trying to require a person pay $15,000.00to properly dispose of human waste is taking advantage of a person, abusing your authority, and making yourself unfit to be obeyed or reasonably respected. I live in Southern WV, I have never heard of a price anything like that around here. I live in the country, and I plan on buying property in the country. Yes, some places do already have those things installed. I would build my own. If any D.E.P. official actually thinks $15,000.00 is a right price for something like a leech bed, and a septic system, they are working for the devil, and I don't respect the authority of the devil..It's waste, paying that kind of money to properly dispose of human waste, when you could just dig a hole, and put it in the hole is just plum ignorant. I am a Christian, I submit to the authority of God, not the corruption in the world, that is clearly of the devil. Anyways, the way I see it, it's my property, I worked for it, paid for it, and no one is going to tell require me to accept this as the law..!..lol I honestly don't think it would be anything like in price. I wouldn't have one if it cost that much. I don't care if meets their standards or not, if they want to pay for it, then that is ok, but you aren't going to steal from me, and then say it's right to do so..

I mean if this country has come to such corruption, then prepare to see more places like Joplin, Missouri, New Orleans, Tuscalosa, Tennesse Floods, Georgia tornadoes. Hurricane season hasn't even got here yet. I mean God will pour out his fierce wrath on this country. I mean look at the debt, $14,000,000,000,000.00 dollars or something. What kind of responsible leadership digs a pit like that, and trys to make the innocent pay their debt ? It's a no wonder China, and Russia are working as we speak on a plan to annihilate the U.S.A.. They don't want America borrowing money from them, and never paying it back, then try to tell them what to do. I am dead serious about this.

Did you not watch the 14x14 solar cabin video. Shannon Cole simply wishes to be a free man, and harm no one in the process. He is a rare man indeed. Give me liberty, or give me death. And, if you want a warm shower in an outhouse, move to the bottom floor, :).

Shannon, you should ask the administrator to move the cabin construction part of your thread over to the projects. You will get much more valuable input. I wish you much success.

I mean I am serious you guys. I know we try to mind our own business pay our taxes, live reasonably, and our **** government ! or rather damned government wants to go invade middle eastern countries talking about ridding the world of terrorist, and dictators, yet what is the first priority when they get over there..??? your guessed it OIL ! Iraq, Afgahinstan, Libya, Syria, Pakistan.. It's all circulating around the same greed, and control ambition. I mean how many of you have realized 911 wasn't a face value ordeal ? Sarcastically speaking: " I mean your national security is in jeopardy " I mean our leaders paint a picture of a villian over in the middle east like, Saddem Hussein, who was hanged on tv. I mean you have ***** Bin Laden, who they shot in the head, who's picture was revealed to the media. I mean burying him at sea ??? Just sounds supscious to me you guys. You would think they would keep his body on hand, or something you know. I mean this stuff is really called in to question. Now who is it Gadahfi ? I don't know all the events of the future, but will the west invade some other middle eastern country after the next bad guy, that they have to destroy city upon, city, and slaughter 100's of thousands of civilian people. Do we really think God will look the other way ? They can say it is justified, but I really doubt it is. The truth always surfaces, sooner or later. I would assume a lot of you all feel similar I sure at least hope so. Now isn't a time to support all this corruption, that is for sure. Paying $15,000.00 for a septic system, just brings all this into remembrance, that goes uncorrected. I mean do the Bush's, Clinton's, and Obama set down somewhere, thinking they know God will never forgive them for such things ? Not saying that can't be forgiven, but do they make an agreement with ****, and just do as they please, and is this the fruit of their labor ? I mean America shouldn't be like this..
