Turns out Im not allowed to have a shipping container as it is considered an "accessory structure". I cannot have any variety of "accessory structure" without a primary structure, which is a residence. MFRS

Sorry you can't have your storage container without a residence. But I wanted to add that there are containers available with side entries as well as roll up garage style doors. Lot's of options available.

I have a 50 acre piece of land that we use for hunting and screwing around with crops. I have a tc45d out there right now, just sitting out in the weather, and I want to get it under cover. The town won't let me build a pole barn, as there is no residence there and its zoned rural residential. Seems that my options are left as a shipping container, or a temporary building of some sort. Anything else you guys have seen used for tractor and implement storage that has worked well?

Do you have right-to-farm laws in your community? Start a tree farm. Might get you around some hurdles.

we do have things like that here, have to have 7 acres under cultivation and be able to document $10,000 in gross sales from the property.

I wonder if the town will let me get one. Do u keep attachments in there too? Did u add any other doors?

I keep my TLB, shreader, a 14' jon boat, 2 riding lawn mowers, and a host of other 'stuff' in my 40' high cube, set on a gravel bed with RR ties cross-wise in 5 points, works great. I'm planning to cut a man door in the side about 1/3 back. The source I got mine from had lots of optoins, some w/ front/back doors, some with full bi-fold doors on side, some w/ AC installed w/ windows and man door for site office, and I opted for a 1-trip, it's virtually brand new, was made only 6 months prior to my getting it, paid a little more but man it's show room new! I plan to add a second on a basement foundation (for storm cellar) with a truss roof between for open area that's protected from weather.

Might have to bite the bullet and erect a single room cabin. What do they define as a residence? If it only needs to have 4 walls, a door, and a roof a one-room shanty might be the ticket. If it is required to have plumbing, utilities and inspections - then go the registered road legal trailer route.

I say, sell that land and buy some where there is no "city" restrictions. Get out in the real country where taxes are lower and no one to tell you how, when or what to build on your property. Maybe even get out of the NY state with it's high taxes and get where you can legally buy and shoot a gun without permits.

Tree farm might have different rules. Worth checking out. If you could put some acreage into a classified forest or classified wildlife habitat, you might be able to justify a utility building to store the AG/forestry equipment in. Just thinking outloud. Check with our local county extension agent.

There must be somewhere on that 50 acres to hide a small shed. Somewhere level with tree cover to satellite images won't capture it. We're talking about a tractor shed here...

This ain’t any city thing, this is the middle of no where western New York State. Allegedly the municipalities are patrolling with aerial photography for code violations. What a bunch of ****.

I would look into having it rezoned agricultural. Look at the property appraisers web site and see if they have a down loadable ag request form. You might be able to get lower taxes and less restrictions if the property meets certain requirements.

I have some land they wouldn't let me cut a 2" tree on. Got it rezoned timberland and was able to have it clear cut. Taxes went to near nothing too.

You don’t have to be the one farming it to get the AG exemption. If you have 7 acres of land that can be planted or used as a hay field, you can get a local farmer to plant or hay it for you and you’ll be able to apply for AG exemption. Just have to write up a contract that so and so farmer is farming your land. Any farmer you talk to will know all about what I’m saying. This is how a lot of guys with recreational land save themselves lots of money in taxes. Just let a local farmer cut some hay or grow some corn and bye bye crazy high taxes.

As far as your structure problem is concerned, ask the town about a barn. A “barn” is tax exempt for 20 years in NY and usually doesn’t have to follow most zoning restrictions. If you had a cattle farmer down the road, you could always build a barn, and have a farmer put up some fencing and let him pasture some cows on your land, this will also get you the AG land tax rate plus get you a structure to put your tractor in. Cows don’t really need a barn, they can stay outside all the time but the town doesn’t need to know stuff like that!

Good luck to you, I’m a fellow NYer and I’m also going to be going through these same issues shortly when I purchase the 40 acres behind my house. Luckily the farmer behind the 40 acres is a great guy and is helping me jump through all the loop holes. He will have a contract made up for me that states he farms my land, and his farm makes way over 10k a year so that solves my tax problem. My current two car garage is in need of major repairs, but I’m going to tear it down and start over instead. But my town doesn’t like that and says I need to move it forward move to get away from the property line. Then my neighbor told me about how I can just build a “barn” not a garage and it will be tax exempt plus they can’t give me crap about where I’m putting it. There’s always some way around, just need to find it!

Yep it is all in how you word it. When we built our barns we did not insulate, plumb or electric immediately. Once the final inspection was done on the initial build the assessor came out. No electric or water so lower tax rates.

Plumbing and electrical permits did not Ned to specify they were for the barn. So tax man don稚 know bout that.

They want residential so pull the permits to build a small residential structure. Then get the 40 ft container for 'temporary storage' during the construction. Tractor is one of construction tools for site prep that has to stored in the container. So what if it take you 20-30 year to complete the residential build.

I know folks around here that rent 2-3 acres to local farmer to grow hay, etc. They also pay same farmer same amount to maintain the fields. The amount going back and forth is just enough 'farming income' to keep the agriculture classification and the lower taxes.
