yep.. here in florida you can do the 'posting' and tacka copy up trhen mail.. but like you said.. draws more time..e tc. not to mention process serving fees vary between 20 and 70$ each time..

I found a fl site that had the forms and the procedures to go thru. Not my tenant.. but I'm having to do the foot work for my parents who have a couple tenants that are now pretty much squatter / freeloaders.. :(

My grandparents had several rental units and my dad ended up having to deal with them when the tenants decided they could pull it over on some old folks. Dad finally convinced grandma to sell the units after grandpa died (at 91). Grandma spent the next decade + selling them on land contracts only to have people default, forge her name, etc... she kept getting the houses back. It was a nighmare for my dad having to go through evictions, trash filled basements, damaged units, court procedings, etc... It was enough to convince me to stay out of the rental business. :(

And there is the real answer. I hear people tell me how easy it must be to be a landlord and just collect money every month. It is work! It is also a LIFESTYLE. My advice to anyone with rentals of any kind except storage, is to carefully screen your clients and run a thorough backround/credit check and compare to application. If any omissions or lies-flag them. Some landlords even charge an application fee to offset cost of checks.(Most info- except credit check, is public record and usually free anyway. Storage units= no money, padlock door and sell to recover costs.

Yep.. i told my parents if they want to keep renting them out to go thru a local realestate co that handles rentals and takes a % off the top. at that point it's there issue to colect rent and evect freeloaders.

There are issues with having their property "managed." All the manager has to do is rent your folks place to one guy who makes meth and then your folks could have a hazardous waste site to cleanup at their expense. Then they've gone from having an asset to having a liability they didn't create.

Screening, screening, screening is key and then things happen. Good to screen and eyeball prospective renters.

hopefully that's what the licensed real estate brokerage firm will be doing.. ie.. prequalifying a renter.. since it's their money too.

Choose wisely. Lots of "realtors" are scary--they are salespeople first and foremost and not always good managers.

Totally agree. :thumbsup: One question to ask a prospective rental company. How often do you physically inspect the property inside? Not sure if there is a liability on the rental company if things go wrong, something to check out. So if they rent to someone who causes severe damage could the rental company be on the hook? :D

2many - I have been a Real Estate Broker for some 30 yrs. now and I can tell you that I agree with Soundguy and his effort to hire a management firm..Property managers and Real Estate brokers are highly regulated and would not jeopardize their license in a fashion you seem to be suggesting. There are good and bad in all fields of endeavor - I'm sure you agree.

You may be a good broker, but you also know from experience there are a bunch of bad ones. Licenses do get revoked in various professions for good reason.
