My Lady friend just bought a house, with attached garage and another extra large 2 car detached garage. It was a small selling feature, but based on other house and property prices, I would say, the cost of that outbuilding was not reflected by the selling price.

Framed building, concrete floor and steel clad. She has rented it to a neighbor AND he will cut her grass (Thank god, she will still find the time to cut mine).

I did not buy my doors with my "kit", 3 clopay insulated overhead doors installed were $4500. The "kit" cost me $10k at the time. Today it is the same cost. I paid $2788 for 28 yds concrete, and $1200 to finish. Rebar $500.
You should call APM to at least get a kit price for comparison.

Like i said before, stoneburner built my FILs barn over in Hburg area. It is similar in size to what you want. Around 40x80x16, 2 large overhead doors, 2 man doors, 4 or 5 windows. Concrete, electric, Not sure what he paid.

I like metal buildings, but I'm not a fan of what they cost. I'm going to build my barn out of wood just like a house, but bigger. Stick frame, wood trusses, OSB sheething and Hardie lap siding on the walls. The only metal will be on the roof.

Muellers is a local metal building company and where I buy me metal for my roofs. They have kits that they sell for what seems like a reasonable price.

You and I think alike. I've already have it designed, but I'm using rough cut hardwood, board and batten style for the siding.

I think you hit it on the nose, Buckeye. We are in a building boom here. The prices for townhouses are ridiculous. My place is rural, on a dirt road but less that 20 miles from the city and there is a lot of money moving in around here. Or at least a lot of people with good enough credit to buy overpriced homes. There is a high priced ç*ºillage/town 7 miles from me where you can spend half a million on a house thatç—´ so close to your neighbor, that you can toss them a beer when you are both on your porch. And there are no less than 1000 houses being built right now in my area of the county. That is not a number i pulled out of the air. It comes from the county government. It probably doesnt compare to some places but its
Crazy just the same. As for the first estimate,

Labor is scarce, is probably the biggest factor.

BTW, APM lists a 50 x 96 x 16 for $25.5k material.

Another consideration is operational maintenance. Think hard about siding, trim, roof, etc.

I think i just found your place on google maps, 2019 update. Lol. Pond, new clearing, house foundation, camper trailer, excavator...
That's it. The camper goes up for sale real soon. We cleared it out last week, and will be washing it down this week to make it sparkly. It's a great camper and I really enjoyed coming up to it every weekend. but we have only used it twice since we moved up here a year ago. And it's in the spot I plan to build. The GIS property lines are off by about 50 feet. In the online maps it looks like I built right on the line.

Ive been looking at retirement land on the other side of the mountain from you. Inlaws live there.

My daughter lives over in the valley. I assume that is the where you are talking about. That's some of the prettiest area I have ever seen. I wouldn't have minded being over that way, but I still have to work for another 10 years or so, to pay for this place. And my wife wanted to be "close to some culture". I'm just gonna leave it at that so that I don't go off on a rant.
