I know one thing, my kitchen is not going to be as fancy as a lot of you are showing.
Two things sell houses: kitchens and bathrooms. That is where we put the money when we built our house, even though we don't plan on selling anytime soon. Our kids will benefit from it.

I guess I'm not building this thing with selling in mind.

Also, no woman has been involved in the design, so if it is ever sold (after I'm dead), it likely will only appeal to a bachelor.

When discussing options with my clients, I tell them that there isn't a right or wrong choice. It's all about what they like and want to see every day for the rest of their lives.

Sadly, and that's just my opinion, they get caught up in the latest trends. The wife always leads those decisions, and if every other house is putting in white marble with grey veins, that's what she wants. I can almost repeat word for word what every single one of them says. They are not being trendy, they are not doing it because everyone else is. She has always liked that look and it's what she wants no matter what.
You're fortunate that you are able to make all your own decisions. Compromise and disagreement in what will be installed has led to some very ugly arguments between my married clients.

Even if you never plan on selling it, the amount of money it's worth when you are done can be significantly more with certain materials then others. Ten years from now anything can happen. 20 years from now something will happen. An opportunity that you never imagined will come along. Being able to sell it quickly, and make as much money as you can should always be the number one priority when building a forever home.

After owning my land for over 20 years, and thinking this will be my forever home, we're starting to wonder if we might be happier in another area of the country. Tyler Texas has always been a growing city, but in the last couple of years, it's really taken off. Traffic is becoming a serious issue. Prices for land and homes have skyrocketed. Expansion and construction is non stop. My goal is the make the farm as nice as possible so we can get the most for it possible if we ever decide to sell. But also make it as nice as we can to enjoy living here in case we stay here for the rest of our lives. Both options are wins!!!

That's the problem with everywhere in TX right now, building everywhere. It's really changing the charm of many places in the state. Also, the property tax is becoming ridiculous. We're starting to consider OK for our retirement place, but we want to be near our kids in some respect.

I have two farms. My late brothers place in Mabank, and mine in Tyler. I protested both of them with the Tax Assessor and won both cases. Mabank went down over $100,000 and Tyler went down $30,000. It's frustrating having to take time off to go there and meet them face to face, but in both counties, they were pleasant and agreeable to my point of view. But I agree, it's only going to get worse.

I like Oklahoma, but I like Arkansas better for land values. We have more friends in Arkansas too, so we hear better stories about living there. It's one of the places we're considering. I like that there are elk in the Buffalo River. If we move, it will be somewhere that we can see elk in the wild.

I already live in one of the worst states so am accustomed to the BS. However, I guess I should never say never in terms of having to sell one day.

Arkansas really is a pretty place. We aren't "The Natural State" for nothing.
