Constructing new 36x40x12 Pole barn

I will be adding a 36x40x12 pole barn to my property this spring. I am located in NE Ohio. I have already lined up my material package from Carter lumber, which consist of 6x6 corner post, 4x6 post for walls 8ft oc, 4/12 36ft trusses w/ 1ft overhangs 2ft oc, Shingle roof etc. Due to a very limited amount of spare time, i will be subbing some of it out. I will bore my own 24in dia. x 48 in deep post holes and add a concrete cookie in the bottom. I will place the poles in the holes with my machine, and would like to hire a framing crew to take it from there setting the poles, installing wall girts and header boards, sheeting corners of walls, installing trusses, roof sheeting , felt paper shingles etc. I would like to add the finishing touches myself like side sheeting, tyvec wrap, vinyle siding, overhead doors etc. Basicaly looking to get it rough framed with a completed shingle roof.

Now for my question, what would be a fair price to expect to pay to have this barn rough framed. I really have no idea and am looking for feedback to keep myself from getting hosed. I am also considering using an Amish framing crew, but have not settled on that idea. I will be purchasing all the materials myself, and paying cash for labor.

Why are you considering shingles for the roof?

You might need to re-engineer the structure for that much dead load. Shingles are HEAVY.

The barn has been designed with shingles and our snow loading code in mind. I would like shingles on barn because I am trying to match the barn to the house with roof, siding etc.

I built two pole barns, one in Virginia in 05 and in Maine in 2012. Bottom line with concrete slab was 20K. 40x32x12. Once the 6x6"s are planted, the framing goes quickly. Siding takes a little longer

. I bought all the materials, hired 3 guys to help construct. The stinkin road to the barn in Maine was only 100' yet it cost 10K. Had to remove 3' of top soil, then replace with aggregate.Wouldn't stop raining

I believe the going rate for labor only is $3 - $4 per sq ft. for a pole type structure. That puts you somewhere around $4300 to $5800. Not sure if that includes roofing labor though.

I cannot really help with the price. But what you describe sounds like a crew of 3 or 4 guys could do it in 2 days if all material is there. And if hiring it done, unless you go the amish route, they will likely want a machine to set the trusses. Like a telescoping forklift. That will add ~$300+-$400 to the bid to rent that for a day. Plus it makes it nice getting that much sheeting and shingles up to the roof vs carrying it up a ladder.

So a crew of 4 guys for 2 days, I am guessing 1500-2000 per day would be a fair guess. But thats just a guess.

But personally, I would go metal. Especially on the roof. As expensive as metal sounds, given the fact that you can ditch the sheeting, and go with 4'OC trusses, the cost would be a wash. And next time your house roof needs done, go metal there too.

There's metal shingles now - looks just like asphalt (or slate) only way lighter and stronger.

My pole barn will have the traditional corrugated steel roofing, but my new house will have metal shingles.

30x40x10 for $9150.00
took 2 guys 3 days
15 ft. slider and 1 man door
just using it for storage

they spread the gravel I had brought in 35 ton for free
gravel was additional $650.
