Sold my mother in laws house in San Leandro, CA. very fast, had 1 offer on the same day, then 3 more the next day, all of them for more than the asking price, accepted an offer the morning of the 3 day on the market. Never thought it'd be that fast.

Low inventory and fast sales and record low interest driving the market...

On the flip side those moving rural can't find insurance and now with the state burning everything rural is being reevaluated...

My son studied for and got his RE license in April. His "smart" father questioned his timing.

He has now closed 8 deals since May in addition to his full time job. Crazy!

Around us they do not even want to put there land on the market for fear of who will buy it or who they will have to sell it too. A lot is selling word of mouth. Land that does go on the market is going for what i think is high. Most of that is estate sales with the family members moved out of town so they don't care who moves in or if it is subdivided. it is not to out of hand yet, but.... there are little 5 acre lots getting getting carved out all over where they should not be.
Would agree with most it is interest rates and land in the county almost always goes up in value. Where housing in the city not so true as of late. the bank still has to secure the loan.
I wonder if it is harder to get financing for houses in cities these days, and that is driving part of it.
