Good evening! It's 46°at 8 p.m. and winds now calm.

It's been an "interesting" three plus weeks since I last visited the GM thread.

We received a full price contract on our Richmond home, the first week in November and everything moved along well for about ten days until the buyers became the "buyers from ....".

Everything they could screw up .. they tried to screw up. As is allowed, in Texas, they were able to be present for the "inspection". They tried to nit-pick everything .. even "threatening" the inspector, when he would not agree to anything they wanted to add as "deficiencies". The only "real" deficiencies were a damaged sprinkler head in back yard and a gate latch .. into back yard. Sprinkler head replaced ($5) .. gate latch lubed with some Fluid Film (5 cents). This is a 5 year old house.

The "buyers" wanted to buy most of the furniture .. then none of the furniture .. then some of the furniture. They were still making changes a week before closing. We demanded a Cashiers Check prior to agreeing to a closing date.

Our realtor, a friend of Patricia's, told us at closing that the buyers were demanding that their realtor give them part of her commission, on the sale.

While all this was going on, I was also busy working on major donors for our VFD "New Building fund. As we near year end, I wanted to take advantage of those needing addition tax write offs for 2020. We're presently close to 50%.

I tried to catch up on 3+ missed weeks of GM and found that to be "mission improbable".

Then a big system moves up the coast and drops several inches more rain here Friday and Saturday.

Not sure how they/drug stores will handle this, guess we will all find out soon enough.

Drew, I am wondering what you are using for a heater in the garage.... 30lb propane should last a while. I use one of the tank top "Mr Heater" burner type on a 20 pounder. I get about 20 hours of burn time on high....
And also curious as to why there were 2 electric meters in the pic of your generator plug.....

Two meters are because of electric hot water heater. PECO had a program years ago where you got a reduced rate if they could turn
off your electric hot water heater during peak demand periods. I think they dropped the program, I only get one bill now and unlikely any discount.
But dual meters makes the wiring more complicated for gen install so agreed to ignore it. If power out for several days, I'll go take a shower at my brother's home 15 minutes away.
He has a Generac whole house gen like I used to.

I'm not putting gasoline into the gen until I absolutely have to. Will try to use propane during winter but likely it will not vaporize adequately off a small tank but when the time comes will dump
gas in. I have two five gallon cans filled with premium gas and marine stabil. At end of winter I'll dump them in the car and refill them.

Have five more bird houses or feeders to build but need to buy more ten inch cedar boards. Almost 7 dollars a linear foot...lumber pricing is just ridiculous.

Drew .. that heater is not intended for "unvented" spaces. It's for "outdoor spaces. I've got two of them.

Please check the included owner's manual.

Cleaning lady prep to start, then some office work and chain maintenance on Trek. Bike ride and nap after lunch. Forgot t mention had .2 inch rain Sat. night, was not in forecast Forgot to post pic lights after I turned then on :ashamed:

Ron we give flower vases back to floral dept at store if we don't know anyone who wants one. Nice pic. Yes have the side curtains, I like them, put passenger side and back down and cut 70-80% of wind. Mine also has piece at top of windshield to help cut wind. INCLUDE pics to shoe before and after rolling them down

Had a buyer like that once but not as bad. Felt like telling her to P O. I felt for the agent as ours was the most expensive home he had ever sold at the time. Finally the sale went through with a reduction of a poultry $5000 just for the agents sake. We still made enough out of it to buy this farm. She didn't stay long in the house anyway. Some people are never happy.

We had something similar to your experience when selling a log house in PA. The radon test was a bit higher then desirable...so the buyers insisted we install a vent system. $800 later, the system was installed (venting looked hideous outside the house). Long story short, the next radon test was higher then the first. However, since we did our due dilligence, the buyers had to accept the results.
