We use to do residential shingle roofs long ago when we were 16-20 years old, 2-3 guys, hand nailing, carrying bundles up ladders. We were proud of ourselves if we did a roof in a week, made good money too. Now roofing is so competitive they come in with 8-10 guys with every time saving tool, shingles delivered right on top of the roof, and do an entire roof in a day or 2 including rip off.

The first time I roofed a house (about 50 years ago), I carried the shingles up the ladder 2 bundles at a time. The last time I roofed one (about 22 years ago), carrying those shingles up a ladder one bundle at a time was tough.:laughing: The roofing contractor I'm working with roofed 2 houses in one day within a block of my house. But of course they had a big crew. I think every house in this neighborhood, except mine, has the old standard 20 year, 3 tab shingles. We have the 30 year timberline shingles and since the house, breezeway/patio and shop are all under one roof, it's a lot of roof to cover for a little house. The adjuster that recommended only doing half of it figured 40 squares.

That's exactly what I'm doing. The roofing contractor has a copy of the adjuster's report now.


How could he of determined that only half the roof was damaged by hail?
Did hail only land on 1 side of the house :confused:
I think if you lightly/ nicely press them they should replace the whole thing, especially if they acknowledge one side of the roof was damaged. You don't want 2 different aged parts of the roof it only causing problems and confusion down the road and probably wont look right either, usually just on appearance grounds they would replace the whole thing.

Is there really noticeable damage? I've never seen hail damage to roofs. we had a rare hail storm here a couple years ago, and there were all kind of scams going on with contractors coming from all over. One insurance company asked me for a second opinion on a slate roof, I could find no proof of damage, though they had a quote of $20,000 for extensive repairs.

Wow as I'm typing this we are getting a pretty decent thunder storm, alot of lightning. It was a very hot and humid day today, so I wouldn't be surprised to see hail. We get hail maybe every 2-3 years, the largest I've seen is ~1/2-3/4 inch.

Replacing 1/2 roof due to hail damage? I suppose the hail hit every other shingle? Wonder if the adjuster would do the same if it was his house? If it's a dark roof, the adjuster could replace every other one with white and make it checkerboard.

I've never seen or read about anybody craning a dumpster over a roof for a tear off. That's just scary.

I recently priced metal and shingles here and found them very close--so I bought metal.

JB, we had one hail storm with such strong wind from the west that I thought it would break the window here in this room. The glass didn't break, and there's only one hole in the screen. Of course the adjuster and roofer walked all over the roof looking at the shingles and making photos. I did not get up on the roof myself, but had gotten up on a ladder before I had those guys look at it and I could see several places where the hail had hit the shingles myself. I guess it could be described as looking like you'd expect if you hit the shingle with a small ball peen hammer. That makes a soft spot that will start to leak in the future. Of course the wind turbine vents and the rain gutters have little dents, but that's not important to me. And there are gray spots all over the wood fence and gate where the hail knocked the paint off.

Most of the wind came from the west, back side of the house, so he's saying he can see the damage on the south and west slopes, but not on the north and east slopes.

And I've wondered about the metal myself. I'd prefer it but haven't gotten anyone to tell me yet what the price difference would be.

Depending on the age of the rest of your roof, maybe now is a good time to price metal v. shingles in your area and see what part the adjuster will pay. Maybe you could look at it as a 50% off sale. Not sure if there is still a residential energy tax credit available or not.

Can't see how that equipment can be justified, the guy must of got it cheap, or they are a big commercial roofers, trying to survive doing residential roofs.

JB, the guy bought it new in 2004 (I think) and yes he does mostly commercial buildings where you are not allowed to throw stuff off a roof, schools and the like. I would also add, most are flat roofs. The guy said business is slow when I was talking with him and surprised that he said he would do my roof.

The roofing contractor I'm using also does metal roofs but I haven't asked him yet. And I don't know how old my current roof is. The house was built in 1991 and I bought it in 2005. Kind of an odd deal. I was told by neighbors that the last 2 owners were single men who enjoyed woodworking. The owner had already moved out when I first looked at the place. It appeared to have been freshly painted inside, but neighbors told me not in the 3 years the last owner was here. The kitchen range, microwave, and dishwasher all appeared to be new and unused, but no manuals. So I got the serial and model numbers, contacted the manufacturers and got manuals; all 1999 model appliances and the HVAC equipment was even labelled as made in 1999. If there was remodeling done then, did he replace the roof? I have no idea.

Unless they did not like the color, typically not within the first 20 years. Unless there was another insurance claim or a defective shingle warranty issue.

Yep, the shower in the master bedroom bath was filthy. The rest of the house was neat as a pin.:laughing:
