Re: House, Roof Framing

Rob,

You've got a great site and great looking house going up. It takes a lot of time an patience to make a house a home..

Looks like you'll have some seat time making a driveway as well a pond. Good luck and keep em' happy hammering.

Re: House, Roof Framing

Rob,

I can't say I blame them with regard to the roof pitch issue. Our original roof design had 12/12 pitches all over the place, but the cost was too high so we opted for 8/12 on the hips and 10/12 on the turret. We had to cut cost somewhere, and we retained the effect of the turret being the focal point.

We hope to be under way in the next few weeks, come hell or high water, it snowed today, not anything major, but enough to irritate.

Re: House, Roof Framing

We were out there again last night but the camera batteries died/w3tcompact/icons/mad.gif. The I-joists for the roof rafters were delivered (30 footers /w3tcompact/icons/shocked.gif ) and they have the staircases built to the second and third floors (attic). Makes me a bit nervous though as the staircase to the basement will support all this but it can't go in until the basement floor is poured. They've got some temporary beams in place for now.

Hoping for some continued nice weather /w3tcompact/icons/smile.gif

Re: House, Roof Rafters

Huge week on the housing front for us. Firstly, we sold our current house/w3tcompact/icons/grin.gif We're quite relieved about that and tomorrow we go to look at the rental house we've got in mind.

Thursday the framers began setting roof rafters on the main house roof. Of course this is a day I'm out of town, so I can't even sneak out of work to have a look. My wife fills me in by phone as she delivers a load of snacks to the guys.

We knew this house was going to be tall and that's part of the look we're after, but OH MY! From the attic floor to the ridge beam is 22 feet! The scaffold to set the beam sits on the collar ties (equivalent to a fourth floor) and it's still 11 feet to the peak. I climbed up there last night and it's spectacular. Quite a view of our lot, including all the mud and ruts. Not sure how I'm going to mow this summer, may just have to let some of it go until the driveway is in/w3tcompact/icons/smile.gif

Re: House, Roof Rafters

Things are sure looking good. That roof peak is way up there! You're going to have a great looking place for the family.
Ours is completely under roof. Our weather was decent this week so we got most of the front area (about 1 acre) away from the construction seeded yesterday. I hope to get more of it seeded this week.
Here's my latest pic of the "farmhouse".

Re: House, Roof Rafters

That's coming right along Shade. A bit reminiscent of our current house with the front porch. You're going to love that feature if you don't already have one. We spend many summer evenings out on the porch/w3tcompact/icons/smile.gif

A lot of progress on our house from our perspective, though it may not show in the latest photos. Roof framing is going slowly due to the steep pitches. They'ye coming right along on the main roof including some sheathing. Started the front roof pitch and the turret is all that remains up top. We're hoping to be weathered in in the next week or two.

But today was treehouse day! My seven year old and I put up the deck of a pretty cool tree house. I'll have to get some pictures tomorrow when we finish the railings. Takes me back to my childhood plus I got to use my tractor/FEL to move some building materials around /w3tcompact/icons/smile.gif

This picture was taken from the top of the upper roof peak. It's about 48 feet down to my truck below. I think I'll hire out the gutter cleaning in the future /w3tcompact/icons/smile.gif

RobS,

You better make sure you have your wings on the next time your up there that is high. You should consider the different types of gutter covers that allow for water to get in but debri stays out. With that roof height, I can't imagine anyone wants to get up there. /w3tcompact/icons/laugh.gif

As for us, we will be under way in about two weeks weather permitting. I met the excavators today at the property to mark off the clearing zone and where they are goinb to push the debri. After about a day or so after they start I will meet them again and review where they are so we can make sure all is well. I have about 100' of buffer zone between teh driveway and house to give that woodsy feeling. Now all I have to do is send in the contract with their deposit.

Long live the building process. /w3tcompact/icons/tongue.gif

We met our roofing crew yesterday. We were out "goofing around" at the place and the roofers drove up. I think they wanted to show off their next job. We gave them a tour and offered our sympathies. Asked what kind of donuts/cookies/beer they like. I don't envy them at all, but they seemed pretty excited about it. The one guy said they'd be delivering nearly 60 squares of shingles this week but the boom truck won't reach to the top. Hope I don't have to schlep 'em up there /w3tcompact/icons/smile.gif

Re: House, Turret Roof Framing

Well, our framers are definitely hating us now! They've started framing the turret roof and although it's not as high as the main peak it's a lot steeper. Had to meet with the builder out there today to go over a construction detail in the ceiling, turns out the eight sides of the turret are not equal due to a load bearing wall below. We originally wanted a cathedral ceiling in there but they talked us out of it based on previous experience. Said it would look really odd. We still have the option for a tray ceiling which we'll probably do.

Can't say enough about this builder. We've enjoyed up-front and open communication on these sorts of issues and they are more than willing to accomodate our wants while keeping the overall budget in mind. My advice to anyone shopping for a builder... find someone you "click" with. You've going to live with her/him for a long time during the construction /w3tcompact/icons/smile.gif

Re: House, Turret Roof Framing

RobS,

Our plans originally called for a cathedral ceiling in the turrett portion of our roof, but in an effort to contain costs and potential problems we opted for a tray ceiling as well instead.

Robs,

How is the progress coming with the roofing? Due to the weather in Upstate NY, it has rained pretty much most of march, and has been raining off and on for the last two weeks. Tomorrow nice and then rain all the rest of the week. It wouldn't be so bad if the excavators were getting ready to start for us, but they have other jobs to finish first. So it could be 2 or more weeks before they begin my site clearing.

At this rate we are talking end of October, early November to move, that is not nice.

Hope all is going well.

MDNY, lots happening except getting to the store for camera batteries /w3tcompact/icons/crazy.gif

All that's left of the roof sheathing is one panel on the turret. I suspect they are using that opening for access to the main house roof for another day. Should be able to finish that up tomorrow as the weather is supposed to cooperate for one more day. I ran into the lead framer this evening and we had a nice chat. They started cutting window openings so it's looking more "house like". He wants to set windows Monday so he'll have his whole crew there that day. I think that'll be another beer evening for them /w3tcompact/icons/wink.gif They've also started punchlist stuff on the first floor framing as they wrap things up. Still have to do the porch roof and the basement steps, both of which need masonry/concrete work.

We met with the kitchen designer last night which was fun. One more meeting with her and she'll get the cabinetry ordered. Meeting with the siding guy next week but our GC is having trouble finding an excavator interested in the driveway work. We need big equipment, but it's not a big job for those guys.

All in all, lots of fun. Also trying to get things wrapped up at the current house, inspections and packing. Both tractor seat and bicycle saddle time are suffering lately /w3tcompact/icons/frown.gif

You must be getting the weather we've been living with for the last several days. Supposed to start raining again Thursday for us. The mud continues /w3tcompact/icons/smile.gif

Nice to hear you sold your old house, one less thing to worry about. We also just sold ours. Only problem is we have not eaven gotten the plans yet for the new one./w3tcompact/icons/frown.gif We put our house on the market 3 weeks ago. Houses in this area have meen real slow to sell in the past, so we wanted to get it on the market soon. Well it sold in 3 weeks. Some times you just cant win. At least the new owners wil let us rent, so at least we don't have to move till the house is done.

Hey, that's exciting news about selling your house Paul! Congratulations. Also nice to be able to rent it back so you won't have to move twice. We're moving into a rental so it's twice for us /w3tcompact/icons/tongue.gif

Any idea how long your new one will take? Hope you get those plans soon /w3tcompact/icons/smile.gif

Some people have all the luck./w3tcompact/icons/grin.gif Wish I could find someone to buy this place and let me rent it the rest of the summer./w3tcompact/icons/wink.gif I'm glad for you; sounds like things going your way.
