To keep on the thread topic; the ship is an investment that has done very well.
in 1994, I paid around $28,000 for the nearly empty hull and a legal mooring inside the city limits. The hull was worthless, the value was the mooring rights.
I invested around $80,000 and 5 years of work to turn it into what it is now.
I lease it out as a static residence; it is navigable (inland only), but is connected to city power, water, sewer, and internet. It's very pretty inside, lots of hardwood.

I bought 12 tons of new steel for it, at $0.25 per pound. Raw plantation teak from Venezuela, wholesale from the importer. 110 sheets of luan plywood. All those materials would cost immensely more today (especially the teak, that was SO cheap!).

If I were to sell it, I'd get around $800,000. But considering the high rent it earns, I think it should be worth more, so I'll hold onto it for a while longer.

Maintenance is a hassle now that I'm in my 60's and live 1500 miles away.
I have to fly there to replace a relay soon. Long story.

I made this video a few months ago. I'd just cleaned it up for a new tenant, and refinished the kitchen and table tops. I built it all 25 years ago. I repainted the exterior at least 4 times, the interior hasn't had much done at all. The teak floor got flooded once and was under 2 feet of water; I didn't even refinish it.

I made the video to advertise it for rental, so the technical parts are mostly not shown.

I think one thing to consider in retirement is what it costs you to live.

We won't have a mortgage. We have never had a car payment either. I don't imagine we will be making payments in retirement, since we didn't while raising a family ($$$). My son is the last to leave the nest this coming fall, and currently our monthly expenses hover around $2000-$2500. Once I stop feeding him, I'll save a little more 🤣
That amount would not cover my monthly property taxes and insurance. I wish we could live on that.

We are very fortunate to live in a low cost of living area. Insurance and property tax run about $225/mo
We're 6x that here in NH - no state income tax but high property taxes and cost of living..

Insurance and taxes are the worry for us going forward. Our area is seeing a boom of high dollar houses. Just heard yesterday another 1000 homes to be built not more than twenty minutes away. That county recently redid all their zoning requirements, bringing more density for build outs and decreasing minimum lots sizes for building on rural/ag zones.

I expect my taxes to go up significantly in the next cycle.

WA property tax is a killer… at least for me…

Had my place rented which covered taxes and insurance but the new rent control laws seem designed to push out mom and pop housing providers… all the responsibility but fewer remedies.
