Is that per acre/month? That must be some prime land you got there. :) Down here it's about $30/ac./month.

NOT in my case, I get $75.00 (Cdn) per Acre per Year.

Here it is free or trade for small favors, farmer just pays for fertilizer and lime. Some cash croppers pay up to $50 per acre, but not for hay.

Here $20-30 for hay land and I am paying $ $30-45 for grain land per acre per year , Renter takes care of all inputs and costs .

I'm in PA. My neighbor "rents" almost 10 acres. More of a trade situation. He does all the work (fertilize, lime, etc) and in return he square bales a couple hundred for my wife's horses and gives us a smokin deal on 1/2 a beef. I could get the 1/2 for free if we didn't take the square bales. If you're not doing anything with the property, see if he has anything worth trading.

I also have access to his 580 backhoe, skid steer, and D5 if needed.

You've got a sweet deal going on there!! Sounds like a good guy.

Taxes here in Ohio keeps the land owner in the poor house. Price for beans and corn were at a 20 year high when they figured new rate. Mine was in CRP so government had you locked in for awhile. Land prices went up due to the low interest and good crop prices. There is some land to be had for haying as the county requires you to own 10 acres to build a house.

Maybe I look at things the wrong way but the $15 to $20 per ac that I get for haying is a win win for me . Renter pays for lime and fertilizer and all I have to do is trim the edges. If I had to mow or bush hog the land I would have the wear on equipment plus my time to do it involved. But if you can get $75 go for it .
I did have to wonder about my renter one time he complained about a couple of terraces that I put in. He proposed fixing them and giving me a bill for 6,000 to do it. My response was for the rate you are paying if you don't want them there fix it at your expense.
So I guess it is really up to what all parties expectations are for the use and upkeep of the land in question is and those need to be spelled out before setting a price per acre.

We rent out a couple of our fields here in the UK for about £150/acre/year ($225ish) and he takes care of everything. On there plus we get 12 round bales of hay for our horses.

Not sure but I believe its around $100/acre per year here.

Farmer takes care of everything to make the crops grow. Lime, fertilizer, mowing sodways, trimming fence lines, etc.

Landowner takes care of drainage tile, blowouts, etc unless the issues was caused by the farmer subsoiling and ripping out a tile or something.
