I'm not arguing this one either. Just so's I understand...

The tennant was paying power bills for the well provided to him and the well served his mobile home only. correct?

If I have the story right, I'm not surprised too much... We've had a few fly by nighters do similar things, Depending on the amount owed, we either try for a judgement in court or just keep their deposit and consider it a good omen they left.

I had a renters nightmare, but I guess, I was the nightmare. /forums/images/graemlins/tongue.gif

Lived in duplex for perhaps 7 years. Place was built in 40’s, as such, had some issues. Both water heaters & furnaces were located in MY basement, shared drains, the heating/air ductwork was cross plumbed. Meaning, one of my cold air returns, actually went to the other unit and vice versa kind of stuff. No real biggies as far as I was concerned

Landlord promised me upon moving in he was going to separate the water heaters, fix the ductwork, and most interestingly, was going to ADD central air conditioning (building had nothing, so I bought a 220v window unit & never complained)

Long story short, time came for me to move and NONE of the above ever happened. I never made issue with any of it, I just lived life & moved on.

We gave them a 30 day notice about moving and IMMEDIATELY, he started asking for my permission to gain access to the place “to do some work”. Well, I’d been there for 7 years, had no idea of what “work” was needed, else I’d expected him there sooner.

“We’re going to add central air & move the water heaters etc…”

Hmm…oh? You’ve promised me for 7 YEARS you are going to do these things, now, you’re going to bust your hiney to do it for the next tenant? You want to impose on MY time here, so THEY have it nice & comfy? Well, seems I’d read the lease too and it clearly said he was allowed access to the unit for “maintenance” and this does not qualify as maintenance.

Given his, over the years, treating this place like his with access anytime he wanted, usually WITHOUT notice (which I thought was rude, wrong and offended me) I’d had enough, though I never said anything.

I told him that they were not proposing “maintenance” on the unit, but reconstruction, as such, “NO” they could NOT come in and do the work while I was occupying it… HOWEVER, I’d be MORE than happy to vacate 3 weeks early so they could have the unit empty. If I did as much, I’d want my rent pro-rated and the unused portion refunded back to me. Good for me with $$ in pocket, good for him because he has access for 3 weeks, before new tenant arrives.

He looked me in the eye and said, “no, I’m sorry, but I can’t do that” (the guy had several business in town & other rentals, so his needing the $$ wasn’t an issue)

Told him, that’s ok by me… that I’d be out at the end of the month as originally stated.

We were slowly moving things out over the month, and were 99% gone with about four days left. I saw him during one of the move out trips and he said “I’ve got the workers ready, since you are nearly out now, I’d like your permission to gain access so we can get a head start on the work, before the next tenant moves in”

(it was always about what was good for him & never a 2 way street)

I looked him in the eye and said “no, I’m sorry, but I can’t do that…I told you I’ll be gone on Saturday, you do NOT have permission to start any construction until Saturday when I come to give you the key”

The spitty, venomous look on his face was PRECIOUS. He did NOT seem to like his same argument used against him. His 3 weeks of rental money was sooooooooo important to him, I tried to work WITH him but he wanted his rent, AND he wanted to impose on me.

Ya, by length of this, there’s more that’s not being said, he was a pretty good landlord, he just always made sure any ‘opportunities’ tipped to his benefit and there were never any two way streets about it.

Had he not built this record of intrusion over the years, I’d really been fine with their coming in & doing it, I’m not very hard to get along with.

I ended up writing him a long letter a week or so later telling bluntly that I’d been MORE than happy to give them any access they wanted and was happy getting out in 3 days to give them maximum time to do any work… but if I was going to BUST MY HINEY to move out in 3 days, for HIS benefit, then I thought it completely fair to have my unused rent refunded… as such he chose to not accept that offer therefore, he had no reason to be upset with me.

Correct ;so where was his complaint?
I told him if the pump wires were removed from his meter he wouldn't have any water and he wouldn't permit that.
He wanted the water but he didn't want the pump hooked up.
He had me in a situation.

What he was doing was living there rent free
Back at that time it cost maybe 5 dollars a month for elect. to run the pump.

Anybody here getting free house payments or monthly rent?
Anyone here willing to trade your water bill for this deal?

Do you know anyone buying or renting for 5 bucks a month?

Just another idiot... Deals like this parallel our own experience and have sworn us completely away from mobile homes and most probably apartments though we've never owned any apartments.

We stick with houses and a couple commerical. If needed, we could sell any or all of our properties to indiviuals.

Apartments require an investor who also want to landlord them so the selling market is much smaller and the buyer will think like a landlord and know what the market is and how to price it, potentially dampening profits... /forums/images/graemlins/shocked.gif /forums/images/graemlins/smirk.gif

I think I'd like to try some mini storages but I haven't done any studying on those yet.

As an aside to everyone,
Most landlords live like regular folk, have a day job and have bills to pay like everyone else. Being a landlord only requires a shift in mindset regarding property.

Many folks regard their home as their greatest asset. This is for the most part a misnomer. It is generally their greatest liability. It doesn't make one wealthier, it takes money away. Granted, a home is a good place to be, usually warm and dry.

Buying the Biltmore when one lives alone isn't particularly wise. I hope my thoughts are clear, if not, I'm sure I'll hear about it. /forums/images/graemlins/grin.gif

We live in the big (for our needs) farmhouse and rent out the little cottage up the hill a couple hundred yards. If not for the rental income that pays our property taxes we'd tear it down and build a barn in its place.

Tenant 1: Single working mother with two sons, one decent and the other a dark little vampire child. Then mother lost her job and with the encouragement of her therapist became a professional victim. Stopped paying rent because it snowed too much and the town wasn't plowing our road often enough to please her. After playing nice for four months, we got fed up and had the sheriff evict her in the middle of winter.

Tenant 2: A gay couple who started out well, repainted everything to the height of fashion (four shades of green in the bathroom including a different shade for the claws on the tub!), but freaked out when we refused to give them a 20 year lease at a locked in rent.

Tenant 3: A wonderful young woman who looked like a teenager at 30, but had horrible taste in men. Ended up leaving the place to move in with a man 20 years her senior who abused her mercilessly.

Tenant 4: A young lesbian couple who put on a good front before getting the lease, then complained that I was working in the upper meadow near their place in the hopes of spying on them...nevermind that our garden, sheep, berry patch, pond, and water supply were all up there and had to be worked on, nor that I always had my back to the cottage out of respect for their privacy.

Tenant 5: A professional loser and his wife and teenaged son. The wife is a nurse. The husband has sent out over 600 resumes and not gotten a nibble. The son has not stopped watching satellite TV since they moved in. Non of them have lifted a finger to help themselves, and the woodshed is filled with garbage. We figure they'll run out of wood in about a month, but have no idea how to get rid of them come the end of their lease as they have no resources at all.

One good tenant out of five. Ahem. Pete

1*mabey that's what u should do make it a storage unit and rent the stalls.
If I was going to be a land lord again I would go with renting storage space.No water sewer or gas to fool with; & Tenant isn't always on the property.
2*Did you take the cue from your renter and stop paying your house payment?lol

I swear some renters are just plain Stew Ped.
To large a sum-so I got out.

This is essentially a dilema that I am facing. The five acres adjoing us on one side is for sale. I'd love to buy it, but not sure if I want to pay the additional taxes and insurance just for more breathing room. The sale property has a water well, an aerobic septic system, and a corrugated-tin pole barn that has a 1-bedroom, 1-bath apartment built out inside of it. I suppose the apartment would be handy for visiting friends and relatives, but in reality it is pretty useless to me. If I rent it out, I am faced with same problems as described in this thread. If I don't, I've got added tax and maintenance expense that I don't really want. If I don't buy it, who knows who will, and what they might build next to my property line. This is probably a one-time opportunity, because if someone else buys it they would most likely build a real house on it and then I could never afford it (or want a second house).

I suppose it comes down to how long it will be on the market, how much he might come down in his price, and how much the extra taxes and insurance might be.

criminal background check?
(you can lose your property if criminal activity is on your place)

Sad to say one must protect oneself these days, regardless if they appear nice or not. We turned down a pastor once because he wanted to move in on the same day his application was taken. Showed up with the Uhaul. Was just flabbergasted that he couldn't rent the house without us checking on him. After all, he was a pastor, as if that was a badge of ok.

I sound like a cynic, and maybe I am, but I've been at this most of my life and everyone is screened regardless.
