I concur with using Flexseal. Just read the lifespan is 30 years. That ought to take care of it. I'd worried about Ultra Violet degradation, but 30 years is pretty good for any man made product.

When my grandpa's house had a wind mill the tank was in a tall wooden building and was made of concrete. When it sprang a leak I think he patched it with mortar.
