For those of you who have experience in having land some distance away from the homestead. This would be something quite new to me and wanted to tap some experience.

I've become aware of a piece of pretty good land that has come up for foreclosure sale. It is vacant land. The price is right and I could wrap up the purchase fairly quickly. This new piece is located 2 miles north.

Those of you who deal with this, no electric or water available, and the transporting? Drive your tractor back and forth? Haul implements back and forth? Is this no biggie, a pain in the rear, or something in-between?

Is leaving "stuff" unattended a likely concern? The future would likely include a pole barn and setting an electric pole, but not for a year or two.

I own a small 32 acre farm 2 miles from the main farm. We only cut hay off it and don't leave any equipment there. It has been no problem at all the last 7 years we have owned it Ken Sweet.

It just take time to make it the way ya want it. I am currently hauling saws, lunch, pruners, rakes, shovels, hatchets and such. A buddy is gonna loan me his trailer for the bota, so that will help. I figure at first I will leave it there on friday night, then bring it home on sunday.
Our property is on the end of a dead end road, then the drive is about 100 yrads long up on a hill. So I feel content, there is some riff raff towards the end of the road, so I may set up my trail cam for a little bit until I feel content.
Its about a 15 minute drive from the house or about 10 miles at most. I am sure it'll get better. I just hate to forget anything, and I typically stay all day cutting and burning the piles. Lunch make it real nice, along with the fireplace in the winter

We live on one acre near town and own 20 acres about 9 miles away. Plan is to build there some day, but things like kids, college, employment, etc... keep altering the plan. Its kind of fluid, if you know what I mean. :laughing:

Anyhow, when we bought it back in 1989 I used to leave an IH2500b tractor loader out there for mowing, road building, etc... one time the neighbor called the police because the lights on the tractor were on late at night. Funny thing is, I had the battery with me at my house! :laughing: Guess they could not get it started. Might have been because I disconnected the fuel shut off solenoid AND I had the rotor in my change dish on the dresser! :D

Anyhow, that is the only human trouble I had out there. However, I used to find dead rabbits and birds on the seat in the cab several times a year. I suspect feral cats. I also had trouble with mice making nest in hot areas.

Looking at it today, I would never leave ANY equipment out there unattended. I have a car hauler trailer that I load my tractor and implements on when I need to do work out there and bring it all home every night. My tractor is a Power Trac, so it is nothing for me to take the tractor, two buckets, forks and brush hog all in one load.

We have a foundation for a barn out there. If I were to build a barn and not live there, I would look into cellular telephone security system with video for sure. :thumbsup:

That being said, if it were only 2 miles away, I would just drive the tractor there and back daily. Mine only does 8 mph, so it would only take 15 minutes.

Two miles on a tractor is not hard to do. Just don't get in a hurry and drive too fast.

Like most farms we have land all over the place in 5 seperate parcels but i like to keep it below 15 miles if i can as several trips per day with equipment is neccessary sometimes but a lot of guys round here will go much further to land as the competition is so great . If i finnish a field i'l bring the kit home regardless what time it is but often it just gets left in the middle of the field ..never had any problems.

I've had thoughts of finding a water tank and leaving at least some water on the property. I'm not too awful concerned about tractoring a couple of miles, but hauling a heavy implement, like the mower, on the 3pt doesn't seem like a great idea. I dunno.

Sure like to leave a stash of some things, but I just don't know the adjacent land owners or what what might be. I usually think the best of people, but I also don't want to be unnecessarily tempting.

Gotta call Kubota Insurance and see if I'm covered on the road, driving in-between places. Maybe someone already knows about this?

2 miles is nothing for tractoring or hauling the implements. I hay some ground that is about 8 miles from home, and do some commercial mowing with a JD MX8 3PT mower that is between 5 and ten miles and drive the tractor to it all. Inside of ten miles it is often quicker to drive the tractor at 18 MPH(about 3 min per mile or 1/2 HR for a 10 mile trip) than load a trailer, tie down, drive, take off chains, unload.

I have often left the tractor in the field. Just pulled the key and never had any problems but it probably depends on the neighborhood.

As you are considering the purchase of this piece you will want to check into the property's classification for assessment purposes (NOT the zoning, the classification). If it is zoned agricultural (or if it has the agricultural exemption on it, while being classified residential) and you plan on farming it you will be able to file a form to keep the taxes from popping up when the property changes ownership. Oh how I wish this were the case when we purchased our property a little over a year ago. I believe the form is 2599 but I can find it for you if that's not the correct form.

If the property is classified agricultural (or has the exemption), it will be taxed at the same mileage rate as it would if it were homesteaded (18 mil reduction). If it's not classified as agricultural, you can always appeal the classification.

We farm (blueberries & maple sap collection) our property which is located about 20 miles from our residence. This is obviously not the ideal solution but until we can either build on the property or find an existing home that's close, it is what it is. Good luck!!

David, thanks for the info. I was only made aware of the property on Friday, and barely got a hold of the representative agent in time for him to email/attach the survey. With the weekend, the township offices were closed, so I couldn't get the tax info. Will do so today. I've a figure in mind for vacant land taxable value and am hoping it is reasonable.

I also have in mind a future homestead, but we shall see. Perhaps not anymore for us, in our lifetime, but the kids and grandkids, you never know.
