David, thanks for the info. I was only made aware of the property on Friday, and barely got a hold of the representative agent in time for him to email/attach the survey. With the weekend, the township offices were closed, so I couldn't get the tax info. Will do so today. I've a figure in mind for vacant land taxable value and am hoping it is reasonable.

I also have in mind a future homestead, but we shall see. Perhaps not anymore for us, in our lifetime, but the kids and grandkids, you never know.

Thanks again, David. BTW, we are out of maple syrup. Would this afternoon for good for you? :D

Anyday is a good day when I can sell some of that Maple goodness!!! :D:thumbsup:

For those of you who have experience in having land some distance away from the homestead. This would be something quite new to me and wanted to tap some experience.

I've become aware of a piece of pretty good land that has come up for foreclosure sale. It is vacant land. The price is right and I could wrap up the purchase fairly quickly. This new piece is located 2 miles north.

Those of you who deal with this, no electric or water available, and the transporting? Drive your tractor back and forth? Haul implements back and forth? Is this no biggie, a pain in the rear, or something in-between?

Is leaving "stuff" unattended a likely concern? The future would likely include a pole barn and setting an electric pole, but not for a year or two.
I would check and see how much it would cost to bring electric power to the property.I owned 35
acres and built a cabin with thoughts of bringing power to the cabin.After doing some research the cost to bring in 7 spans (single phase) of primary wire was about $10,000 bucks because I did not have a well and septic permit for a permanet residense.The property was about 50 miles away so we hauled our water but also did a hand driven well with a hand pump.The price of gas and trying to maintian the property every weekend
led us to sell a few years back.coobie

2 miles to drive a tractor back an forth is nothing.we have places thats a mile or more from the house an we drive the tractors back an forth no prob.so if i was you id go ahead an buy that new place.

My dad farmed two parcels about 12 miles apart for over 30 years. He roaded the tractors and trailered the implements, roaded the combine. With a front loader for loading and unloading, that is not a problem. Tools stayed in the pickup. He had a gasoline powered air compressor and water pump for cleaning thing up and mixing spray water. When he left the tractor or combine overnight he just left it in the field, but if he stored it for any length of time he had an agreement to use a neighbor's shed.

I bought farm land, at a good price, 8m north of my small hobby farm.

Initially I had a small tractor and trailered it over there to mow. later on I got a larger tractor and simply drove over on the tractor to mow.

I eventurally fenced it to keep kids and dirt bikes and atv's off of it as they were rutting it up.

I was not going to put animals on it immediatly, as I wanted to get it all in order first, however a few events hastened my need to move some animals over there so i quickly constructed some pens and a lil more fencing, and then put some 100G stock tanks there. used 'truckloads' of 5g buckets to load the tanks, and while I only had a couple cows over there, this was fine.. every week, drive over with a pickup truck bed full of 5g buckets to replenish them. again.. as my plans were hastened, I wasn't ready for well or power yet, however.. :)

in any case.. I got a permit for an ag well.. got it sunk, then layed my plumbing myself.. rented a trencher and bought a bunch of pipe and put all my fixtures in.

used a tractor and pto genset for weeks to pump up the water 1/ week, and run tools building stuff. after a couple months I finally got utility power in there. between the utility building back there and the well, and emergency fencing, i think i sunk 20K$ into that property that year, unexpectedly.. :) (gulp! )

but it goterdone!

I got ove rthe a few times a week on the way home from work and check on the animals..

I'd forget my own head if it weren't nailed on, that's a fact.

Silly, but one of my bigger concerns is actually taking the stupid shovel or hammer or what have you, getting up to the property and realizing I'd forgotten something important.

Don't figure to forget the tractor and implement, but it's all the darn small stuff. A small, on-site toolshed might be the ticket. Shoot, I've got triplicates of about everything anyhow, thanks to a life time of estate sales, auctions and yard sales. :D

I have an 18' car hauler trailer. I put a pickup truck tool box on the A frame of the tongue in front of the bed. It holds all of my tie downs, chains, hammers, shovels, ax, chainsaw AND my lunch! :thumbsup:

Got an estimate today on setting a pole. Just over a grand. I provide the pole to power company specs. Electrician makes ground rod, sets up exterior yada yada, yada, runs cable up pole 12', provide mast. Power company (Consumer's Power) runs power to it and sets a meter, after they've inspected the setup work. $350+ or - for pole and owner's responsibility and $750 for the Consumer's Power.

Just factoring in stuff at this point. Got a well drilling bid. $16 a foot. Should hit plenty of great water at 40-50 feet. This would be an Ag well.

Need a thaw so I can walk the property. We went all this time without any snow, but wouldn't you know, last week we got 8". :eek:

Ok, I think I'm going to learn something new today. What is an ag well and how does it differ from an ordinary residential well?

Just throwing out ideas. Portable generator for the farm in place of setting a meter and paying a monthly minimum bill. Dig a pond for ag water. A dozer can dig a decent size ag pond here in 4-5 hours at $85 per hour. Ken Sweet
