I like the enclosed trailer idea, tools would be stored there for both places.

I have 2 properties on the same State Route a mile apart from each other, that I do not live on. They both had farmhouses that needed work when purchased. The first one no problem, took about 2 years to get it in rentable condition. Worked on it as a filler project. Second one purchased at sheriffs sale in '09 took a year to close due to the banking mess. I started purchasing windows etc., but did not do much work to it until I closed. Within a month the top kitchen cabinets disappeared., windows kept getting broke, and etc. I also live in this area without trouble.

What I am saying is that I would not leave anything at a vacant property even if I know the neighborhood.

A little different take, as I only have one rural property that I've owned for 7 years. 27 acres in Lunenburg Cty, Va, and I live in Williamsburg, 110 miles away. For the first couple years I only had a small camper trailer and a small tractor up there; and it was within sight of the road; knock on wood, I've never had anything touched. (hope I haven't gooned myself here). Three years ago I had a log cabin built with a/c, heat, water, etc. Still no problems. I have a gated drive. Guess I just have good country neighbors!

Offer made and accepted. Since this is bank owned and vacant land, we should wrap this up rather quickly. Off to the courthouse tomorrow to do a title search on the parcel. There's nothing of record, but just want to check at the court house with my own eyes. :thumbsup:

What ou gonna plant? Hay, Alfalfa, Corn??? You got chickens, any horses or cattle? Well have a good spring and hope your weather does you right. Need to put in a well or three?

Thanks all.

I may very well pasture raise some chickens. I'll scope out the dirt, once the snow is off. I want to spend most of this first year improving and doing soil amendments. Between what I have worked up here and on the adjoining leased land, I've got all I can handle right now, vegetable crop wise. If some of this dirt comes around this year, I'll let the leased land go next year.

My chickens here don't produce enough manure for any major expansion, but I sure want to get an acre or two at the new property planted with some good green manure, clover and rye, most likely. A chicken tractor, with 40 birds, can till up and fertilize over an acre this spring/summer/fall.

Won't plant any cash crop up there until next year. I'd have to have water for irrigation too. So, we'll see how the year goes.

Yup, gonna put the city boy on the tractor this summer. He's a great young man, but oh my. So much to learn. :D

your lucky to have some lease land to farm.if i was you i would not turn that lease back at all,id keep it.because you can never have to much land to truck patch.

Ohhh Come on BP...:D You have not even started and you are sounding a little negative. (No second thoughts now!!) Besides after you train your assitant he can do the grunt work. Best form of learning that can be tought. Up through the ranks. You know he will be pushing that competative edge someday.:laughing:
