if a seller were to tell me that on the phone, most likely I'm not coming. If I call, no one else in the cue, I expect you'll honor my word, not subject to someone driving faster or closer. When I get there, you can tell me someone else is coming, if true, and it might influence me. And don't surprise me with someone on site to bid against - I won't.
Several years ago, while building the house, I read an ad for several days for some patio type doors. Didn't need them for the house build but already had a future project in mind. I called on a Wed? We negotiated and buyer said he really wanted to sell not only the doors but some windows. Again no use for them, but for the price he offered ($1500) I agreed to take them all. He was about an hour or so from me and I asked if I needed to pick up that afternoon. He said no. I explained that as I had a couple of labor type helpers, Sat pickup was preferable to leaving these guys unsupervised half a day. He agreed, gave me directions and suggested I call before leaving town (about half way between us) and he would meet me at a major intersection. Sat morning I called as agreed only to be told that the items were sold and picked up the day before. Not happy then, still not.
So now, it doesn't matter if I expect to see item and buyer in next 15 minutes, you can bet I want his word it will be there. You can also bet, that if I'm selling, first guy has priority. If he's not only interested party, I make sure he knows. If I get multiple parties interested, I tell them where they stand and also follow up when item is sold.
When I read ads with language like above or "won't last, "will be gone this afternoon", I never respond, but will chuckle when reading the repost. Just for fun, I'll copy the ad or number just to compare LOL
